The kitchen in my new extension

These are the 3D images for my new kitchen. Dream was to have an island, but this just doesn't look right to me and I'm worried the island is too small to be of real use. Any suggestions should I go for a u shape instead?

Have you considered a peninsula with seating at the rear ? Or turn the island 90 degrees and make longer for more worktop space and seating at the rear. Hope this helps ?

Thank you everyone, I sincerely appreciate all your interest and advice. Since I posted last week the electrician has installed a piece of kit that allows one of the circuits of 12 spots to dim to dark. It's called a Hamilton GRID-IT LED dimmer. The same piece of kit has not worked for the other circuit of 18 spots. As instructed by my electrician I have returned the fitting to get a replacement as he thinks it may be faulty. We will try again next week. I have attached a photo of as much of the ceiling for you to see for yourselves. Jonathan, thank you so much. The ceiling is the bog standard 'Brilliant White' but the walls are Farrow and Ball 'Strong White' which is a very pale grey which has helped reduce the dazzle. I will look into toning down the ceiling too. I hadn't thought of that, so thanks again. Clever, thanks for all your interest. I can't find the technical details of the spot or the dimmer but have attached a photo of the spot. As mentioned above, only the circuit of 18 in the extension doesn't dim to dark now, but the electrician is going to try and fit a replacement dimmer next week. Thank you so much. Source, thank you, I did wonder if that is possible. I'm not sure if my budget can stretch to that but in some ways I think that would be the best solution. Hi Imran, Very exciting to be starting your project! I'm not going to make any suggestions on how to layout your space as I'm not an expert but having just gone through a very similar process I thought a few words of advice might be helpful? We were looking at remodelling the downstairs of our house and got structural engineers and architects involved but to be honest it was our designer who was the most help and has stopped us making a couple of silly and costly mistakes with space planning (nothing to do with colours, paint choices or curtains!!!) I would highly recommend working with someone who can do some 3D models and renders of the proposed space for you, so you can see how it will all look. Our designer was amazing and we ended up with 4 or 5 different computer generated 3D images (and YouTube videos!!!) of how the space would look as you walked around it. Not only was it amazingly helpful but she also saved us a lot of money on structural work by pointing out things that would have been costly and not really add anything to the space. I've attached a couple of pics of our space and then the 3D images she did for us. Structural work and remodelling is expensive and our designer (Gina from Create Perfect) was a fraction of what we're spending on the house (far less than I would have expected) and has been worth her weight in gold for getting the space right! I was also surprised by the amount of money we saved using her trade discounts for things like worktops, appliances, carpeting and lighting etc) We're in the middle of building work right now, so I can't post any finished pics but my advice would definitely be to spend a little bit of money now and make sure you get it right as the wrong decisions with walls and structures are mistakes you can't change without a lot more time and money! Lovely space Tani and I know what you mean about the warmth from the sun even on a chilly day. My considerably smaller kitchen is the same - the cosiest, warmest room in the house without any heating on at all. It’s like Siberia in the front room though ha! We bought an awning too and it’s just been fitted, so will help shade the room on a hot day, I hope!

Embrace the courtyard! Seriously though I love the idea of an inner courtyard. It could be a private retreat, a Japanese garden perhaps. I would be inclined to keep just one door opening into the lounge and have a window in the kitchen wall. Your utility does seem to be a more practical size for a shower room but my first thoughts are what do you need more of on the ground floor, a shower room or a utility room? Could you settle for a cloakroom in the existing shower room? Or do you need both which leads me to a second consideration. I am puzzled by the layout of the kitchen. It seems to be very small for the available space and tucked away in the corner. Such a shame to have the table and indeed the breakfast bar both up against the walls. Is there room to turn the sitting area 90 degrees and push it up against the wall (top of the plan) leaving room for the dining table to be sited in front of the glazed doors (bottom of plan). This setup would allow views of the garden from sitting and dining. This would then allow you more space to accommodate a kitchen island and breakfast bar sited in the middle of the room where you have written ‘open space’ on the plan. If you want to go with your idea of having a shower room in the utility room then the above rejig would allow you to build a utility room where the breakfast bar is currently. You would have the shower room and utility side by side with the doors opening onto the hall. This would mean all the plumbing would be together with a convenient manhole nearby in the courtyard. This would involve building a wall and squaring off the kitchen thereby opening up the opportunity for more kitchen units on the other side of this wall. Perhaps site the sink under the window overlooking the courtyard. Again your plumbing would be located together. Cupboards could go along the wall where the dining table is now. The kitchen island would need to be aligned to allow free flow from the hall to the garden doors between these cupboards and island. I hope this proposal makes sense.

Because I'm not sure where the door on left comes from - this might not be practical if it's the only route in ( as everyone coming into the new space would have to trail through the kitchen !) - but it's it's only a door to a laundry or utility room - or a second entrance in - this might work ! It could offer you more of an island feel rather than a connected peninsular ...
