New ground floor layout

Hi,

We were lucky to buy this house recently. We would like to redesign the layout, how would you do it? Open plan, broken plan?

Couple of points:

1. We love the utility room

2. We don't need that big bathroom, small one with shower will do.

3. Big conservatory currently used like a garage with lots of clutter and bikes.

4. Nice to have the garage back (it was converted to study + ensuite) but still keep the study at ground floor

5. Kitchen is south facing

6. We can extent the kitchen another 2 meters out to garden (our next door neighbour already extended his so I guess it wouldn't be a big deal)

We're not very good at design. Not sure how to tackle.

Congrats on your new home! It's a great space and no doubt the community will have something to share.

I'm not a professional but I'd personally combine the kitchen and dining room or dining room and lounge to make the space more open planned. I'm not sure if that's possible with the house structure. Hope some professionals will help you soon!

Best to employ a local architect to help you work through pros and cons...remember that a professional can protect you from expensive mistakes - yes, they cost money, but it is important to have guidance.

Architects are registered with the ARB www.arb.org.uk and you should be able to find a local person!

You need to consider lots of things when designing overall floor layouts - walkway space, where the sun comes in from, how many inhabitants live here and how many likely guests etc - your kitchen dining for example doesn’t look to have enough walkway space around it and looks too small for six as you’d be overlapping plate space etc etc For projects like this, if you plan to live here some time, it’s worth booking a pro ( like a concept planner ) to either check things through with you, ie working with you to get things right - taking on board all of the info available and coming up with a viable safe design. If this is just a house flip then what ever you do will probably be redone by new owners anyway, so not so important !

Fresh eyes needed! To try and keep costs down we wanted to retain as much as the original house as possible, kind of logical. However, our new ground floor layout is screaming at me to stay it's over-complicated. The front/entrance of the house needs to be looked at again anyway. Any thoughts welcome...

Hi, It's not easy with a staircase like this, but as an option you could have a new fire wall in dining (full glass or at least partially, althought in any case expensive) and open up the dining to the kicthen.
