No it can't be purchased through me. I believe Ella & elliot carry them in Toronto or Kolkid.

Definitely not a job to do without either a structural engineer or a very reliable builder - if you're in the UK you'll need one who can "sign it off" with building regs anyway (different from planning permission) as any new owner can ask to see this and solicitors are quite often insistent. This is not a job to sort out yourself, as has huge implications, not just downstairs, but upper floors too - take no chances. But honestly, any good builder worth his weight should be able to do the work, although many will consider it too small to bother with - get another recommended builder!

Thanks Ensign! The magnolia comment was just about a temporary measure as the majority of the room is already magnolia and we have some leftover from recent touch ups to our rental. Definitely won't be magnolia long term. We originally had a room by room plan, but got waylaid as we had to rip out carpets and wallpaper from upstairs immediately to get rid of smells. Downstairs we haven't touched the kitchen/utility, although we have had to strip both halls, again due to smell. With the exception of dealing with the floor, our bedroom will be finished first as it doesn't need any tradesman input. Everything else will have to be done in bits and pieces as and when we can afford to get trades in to plaster/ deal with pointing outside causing damp and so on.

I still think that you can embrace bolder colours and should consider bold coloured walls a frame for your furniture and art. I hope that the enclosed pictures illustrate that if the dark colour represents less than 50% of the total surfaces in the room the room still feels bright. In fact I think that contrast has the crisp modern feel you wanted. So in your middle room that has reasonable light if you painted the walls a bold colour, the wood work and coving a shade of white and then the ceiling and the wall above the picture rail a pale grey on balance the room will have more light than dark (especially when you add in curtains and furniture and cover some of the wall with pictures and mirrors). Likewise if you painted your whole kitchen a deep colour a lot of it would be covered with cabinets and the deep colour will frame the furniture. So I think that you should have courage to paint your island and canopy a dark shade and a mid tone colour for at least one wall in the kitchen. You hallway is the least light space. You can play safe with a pale colour but in my opinion painting a room white doesn’t increase the light. Consider a mid tone colour confident that there will be well balanced as most hallways have lots of doors and other woodwork that you can paint in the white of your choice.

I agree with all the other comments. Go for softer, warm colours on the walls. Not the brightest white, but an off-white. Also, black and red is quite a harsh, contrasting colour combination. Again, I'd go with less contrast and warmer colours. So, if you love a black sofa, go with beige and brown, maybe a touch of burnt orange, as your other colours. You'll create a much nicer, cosier room. Also, I always think it is best to not buy everything at once, and only buy what you love. Not because the shop thinks it goes well together, but because it makes you feel good. Which means that if you love the look of black, white and red, go for it. Even though we all say: don't do it :-D Also, measure! Measure and measure again! If you like a particular sofa, you can use paper or tape to put the dimensions of that sofa out on the floor so it gives you an idea of how much space it takes up. You wouldn't be the first who buys a 3-seater, matching 2-seater and big comfy chair, just to discover that you don't really have space for it. On a personal note: I'm not a fan of matching furniture sets anyway. Will you need a dining table in this room too?
