Latest planning permissions - garden annexe

Please can someone set me straight as to the latest guidance for "granny annexes" in the garden of your home.

I thought there was some move driven by Eric Pickles to relax planning conditions to help families with older relatives and/or returning university dependents?

Can you convert a free standing garage into a liveable/sleepover unit?

Hi jonathandb1972, yes our architect suggested and prefers accessing the ensuite via the changing room too, but I'm not convinced. It will reduce usable wall space in the changing room and walking through one room to get to another just feels wrong (if you know what I mean!).

I can't help but speculate that perhaps the reason so many houses featured are London based or more high-end properties is because most of the case studies are uploaded by architecture or design professionals who employ professional photographers to show off the finished results. These services aren't cheap and I don't imagine these companies get too many requests from owners of smaller 30's - 70's era homes, especially from outside the capital, because the homeowners won't see a return on the investment. I would have thought requesting design-savvy home owners load more of their own photo's would help bridge the gap. Perhaps on the next newsletter you can ask homeowners to consider contributing any photos of spaces they are particularly proud of?

Hi Nev, As Robert Mawby says this garage does not look like it is suitable for conversion from the photographs. It is difficult to tell without seeing the building in real life but it looks unlikely that you will be able to convert this garage. As Orange Key Design Studios suggest, you will be best to speak with a few small local architectural firms. Don't be surprised if they charge you for a site visit - any decent architectural firm charges for their time and will not necessarily do a site visit for free. A relatively small fee spent on an architect at this stage will answer most or perhaps all of your questions and will be money well spent. For example we offer a 1hour Home Design Concept meeting, which includes a site visit, for a relatively small fee. However, you appear to be outside the area that we offer this. You will have many options and an architect will be able to discuss these with you, make additional suggestions, and explain pros and cons plus answer your questions about project process - planning, building control, etc. It has been proven through research by CABE, now part of the Design Council, that property that has been designed by an architect sells more quickly and at a higher value than property that has had no architects input. As only about 2% of buildings have had an architects input, using an architect will give your property an advantage within the market. This should help you make the most of your investment. For your future investments you could consider getting an architect to visit any property that you are considering buying before you complete the purchase so that you will have an idea of the improvements that could be done and how much they will cost before you buy. We have provided many clients with a pre-purchase 1hr Home Design Consultation and they find these very helpful when deciding their budgets, deciding what to offer, and seeing if the property is really right for them.

Hi Jen, I did try putting the kitchen on the other side but have the issue of the chimney being there and the log burner. It’s an adjoining chimney so awkward to knock out and it would need that done to have enough units in there. I tried a few ways - a shame! Lol. Also we have understairs storage (the dogs room) so can’t cut it off with units as need access. I was thinking of a fitted bench seat across the back and just 2 chairs on the front so it wouldn’t have taken much room up. However I agree that I don’t think it works there. Doh. Will have another play and see what comes up. Hey, only been doing it since January so what’s another few months Ps yes we eat at the breakfast bar but I feel in a 3-4 bed family home there should at least be space for a table which is why I’m trying to make sure I can fit one in
