best layout for living room/kitchen

my girlfriend and I will soon be moving into a new-build flat. we've been trying to plan ahead to work out the best layout for the main room. a few notes:
- the sizes of the sofa and chair are accurate on the 3d view
- the breakfast bar is just an idea, not something that comes with the flat
first time doing this, so would love to get some feedback and suggestions. cheers!

Comments (7)I actually prefer the layout you've got at the moment (sorry!) with your table in the kitchen. Moving it to between the rooms looks really tight. Why not just redo your kitchen to get more functional space. You could maybe block up the door. Having been through something very similar in the last 6 months and very nearly made a few big mistakes (but thankfully didn't!) there's a few things I'd probably mention. I love having your seating area by the doors, we have done something similar and it's a lovely space to sit in and look out. Are you having a TV in there and have you thought about where it might go if you are? I totally agree with Jonathan, probably not enough worktop if you have both your sink and hob on the island. Our island is 2.4m in length (1.2m wide) and there's just enough space to cook and then plate up next to the hob for 8 plates so long as you're tidy! :) We've gone from Gas to induction hob and I do miss being able to take hot things out of the oven and put them directly onto the hob (it's not recommended, although lots of people say it's fine... I haven't quite been brave enough yet!!) Tall units are fab and our double larder cupboard we use to store all pots, pans and glassware- I still can't believe how much you can get in it! We also put it in a position whereby it's accessible from both where I cook and also the 'social' side of the island so friends / hubby can lay the table etc, without having to get right by me cooking. We've ended up with a separate space for the toaster and microwave out of the main work area of the kitchen and I love it as people can make toast and snacks without getting in my way if I'm cooking! Don't go for base unit cupboards if you can help it- drawers are so much better! We only ended up with one in our pantry and I am going to have internal drawers fitted as it's a right pain to see what's at the back! Have you considered banquette seating around one side of the dining table as an alternative? It's super flexible seating if you've got little ones and because one side is up against a wall it gives not only quite a cosy feeling but extra floor space for moving around it. My other bit of advice would be have a think about your lighting super early in the design and get all your electrics sorted- I'd never realised before this project what a huge difference lighting and layered lighting can make to a room that is multi- functional! Comments (16)Hi there, We had exactly the same problem about 6 months ago and despite all the squared scale paper in the world, I just couldn't imagine how it was going to look and went round and round in circles! Have you considered a concept planner? We used one and despite the fact I was standing in 3 separate rooms with doors, windows and openings in completely different places, she worked off the architect's plans and came up with photo quality 3D renders showing exactly how the different options would look. We even had a YouTube video of the 4 different layouts, so you could see how it would look as you walked around the room. The pics below show the room I was stood in as our concept planner did the 3D renders, how they actually looked and how the room as turned out. I am a huge fan and find the whole thing quite fascinating- it's like looking i to the future :) Thanks to using them, we were able to order our kitchen before the building work was done, so didn't have to go without a kitchen for ages! How the 3 separate rooms looked when the plans were done by our concept planner... A few of the 3D renders that she did at exactly the same time... And how it turned out.. 9 years agolast modified: 9 years agoGareth, I prefer the latest arrangement of your living room. To gain more storage, you could use the wall where the TV is to have a media unit or just hang some shelves or cabinets, like below.
About your dining room... do you need or want one? Its position is rather impractical; think about carrying hot dishes and dirty plates through 2 doors. Ideally, dining rooms should have direct access from the kitchen. Maybe you could use that room for something else: home office, or guest bedroom, or gaming den.
