Hi. Hopefully the pros will have some ideas but the layout seems a bit tricky re the width, the soil pipe and presumably you want a mirror over the vanity?! It might work with the bath at the opposite end of the room to where it is now and then encase shower and bath behind glass as per pic. Have the loo between the windows but hopefully there's some room for manoeuvre so it can move left a little and have the vanity where the bath currently is. It does mean you're facing the loo as you walk in though :( I might consider a smaller mirror over the vanity with lights and then what's left of the wall on the bedroom door side you could mirror to make it feel wider. Antiqued mirror could look great depending on what other materials you use . What style is the bedroom?

When we were thinking about our garden, I had in mind narrow borders down the sides. Then we engaged a wonderful chap who took our ideas and developed them into a wonderful space which we love and four years on it is still amazing. What he convinced us of was the value of a deep border where we could have a range of plants of various heights and textures. We’ve never regretted it. I thought I would make more work, but it’s actually made it easier to maintain. We also wanted a curved path and circular lawn and these were accommodated beautifully, and take account of the varying levels in the garden. To us it looked level, but it’s not! We also have a division part way down the garden, again recommended to us and proved to be just what was needed. What we did was more than your budget, but we had a lot of excavation work and a very robust Japanese style pond, so I’m sure you could do a great job for what you have in mind. Here are some pictures to give you and idea of the impact of the wider beds. These were taken just after the work was done. I must find some more recent ones! The recent ones are on my phone, not the iPad!

thanks both. will be getting our installer out soon to have a look but just looking for as many ideas and opinions in preparation for that. I came up with another option today as I came across this space saving bath. It really makes the most of all the bathroom space as it fits perfectly behind the door. However, it would restrict the door to opening only approx 65/70degrees. i’ve been looking online but can’t find clear info, does anyone know if that would be allowed?? or if we’d still have to change to outward opening with this option?
