How much would such an extension cost and who were the building compan

Hu there, I really love this extension, thinking along the same lines of getting a simllar glass extension to out 3 bed terrace house in Whalley Range Manchester. would be kinf enough to let us know how much such an extension would cost. although ours may be sligthly smaller and who were the builders that built it. Thank you.

Tee hee about the loo seats ! Best decisions - going to view the derelict property that was found way back in an old box at the estate agents and then putting in a ridiculously low offer thinking it was a start point to negotiate upward - but they actually accepted it !! Yay !! Worst decision moving in with a toddler while renovating ! No way I'd ever do that again!!! On the design front - as I'm in the biz I guess that helped with the flow of the place - so recommend if you do bring a designer (or concept planner like us) onboard, ask them for input throughout ! It can make for a much more cohesive home !

Hi Gus, we are mid side return build currently and had exactly your dilemma last year when we were talking about the work we wanted to do. Ultimately we figured it came down to whether we were willing to pay to avoid the project management & associated stress! So we had a number of ‘design & build’ companies come to visit, talk over and quote for the work, in addition to working out costs of managing the various components separately. After breaking down all the moving parts (architect, structural engineer, party wall surveyor, planning application, builder, plumber, electrician, plasterer, tiler, building control, drainage, tree survey - off the top of my head!) we opted to go with a D&B (project management) company to carry out & coordinate everything for us. Our reasoning included: they have experience, can anticipate things we probably wouldn’t even consider or know about, have access to all the trades, can put a team together which suited our timeline, can coordinate all the trades (and know when to!) at the relevant times, they do it full time (rather than us working at the same time), etc... So in short, it boils down to whether you want to pay for someone to take care of things for you! After we did a number of the elements for our wedding and wishing after the fact we’d just paid to not have to deal with it - we took that on board for this somewhat larger project and went with a D&B company. So far so good.... fingers crossed it remains this way!

Hello Sue, still ongoing. My house is listed so I have to seek permission from the council. A process I dislike immensely. I was in the electrical merchants yesterday and noticed they have increased their display of charging points. The one that caught my eye was an attractive and discrete first fix in black (better than the loud white electric meter boxes we have to put up with. It can be fixed to the house until you decide on your charger.

Most architect firms are a one stop shop. They will design and handle the planning application. If the previous owners were given planning permission for a 2 storey it would have expired 2 years after it was given, so you will have to reapply. But it is alomost guaranteed you will also be given the same permission if you reapply. I do recommend using an architect firm because you will need to update the drawings depending on what the previous owners actually built. If the walls you are planning on knocking through are load bearing you will need structural calculations for the metal beams that will go in. If you get planning permission you will also have to apply for Building Regs. An architect will take care of all that for you. There is no fixed fee for architects you could get all that done for as little as £2k or as much as £10k. It depends on which architect you use and how many services you buy off them.
