I've attached two images of the form which should hopefully explain any queries you have. There is no requirement to attach images, it's merely a suggestion if the client would like to. Hi Dee Mc , My neighbour has the exact same fireplace. We live in a Victorian townhouse. She gutted the place and went very modern. It looks amazing. She has the same fire in the front lounge, she has a dramatic flush mounted circular ceiling light, She also has a red circular sofa. She has plantation shutters at the window. the room has clean lines. she has a huge television above the fire. She also has a wooden floor. I think you can keep your fire, I would change the brass inset for a chrome or black one, also add some logs. You can get bio- ethanol or gas suited logs. The advantage of the fire you have is that you get more floor space than you would with a traditional fireplace. Nina Campbell is a designer who I love, she often does living rooms with hole in the wall fires and then puts traditional furniture with the modern fire. It really looks stunning. Check out some living rooms images on here with hole in the wall fires before you spend ££ on a new one.

Paving for outside - I think grey limestone? They wanted to put the black stuff as shows less marks but it’s a bit harsh so not sure. Getting samples today apparently Just not looking forward to keeping it clean as he messed up and originally told me it was slate (rolls eyes) Just another issue to add to the list! I have to decorate everything myself as the OH wont let me pay for a decorator as I can paint. Boo. It’s just getting the will to do it now, ha ha. Can’t wait for it to be all done though as just want to enjoy it and have some weekends back ;0)

I like the idea of putting a shower in there. Could be useful even just for spraying down mucky dogs, football boots etc. You could have the door opening into the hall to give you a bit more room in there. I would also consider maybe putting the door on the diagonal wall so you have room one side for the sink and the other side for the shower. Out of your various plans I liked the one (I think it was the second one) with the largest diagonal wall.
