VICTORIAN END OF TERRACE

We bought the house as a second home 3 years ago - I love the beach and we can walk to it from the house - takes 5 minutes.
Only had the front painted since we moved in.
3 stories - good sized rooms.
Hubby and I are in our early 60s - have 2 border collie dogs and 2 boys in early 20s who also visit with friends.
Want to make it more ours now -
- Would like a wood burner in the living area.
- Want to make it brighter, less old fashioned but not lose the good things from its old style.
- Would like to make better easier to maintain use of the small frontage.
- Has an outside loo, happy to get rid of it, possibly have a shower room on the top level - very small area at the back about 7' by 7' - would love to be able sit outside for a drink and cook a BBQ.
- Only has one bathroom - no separate loo.

Sounds a great project !! Tried the link to see a floor plan - but nothing there ?!?! Maybe you could scan in the plans from the sales particulars ?!

I have photos from the sales literature ie not our furniture - how do I attach these so you can look at them?

Photos Approaching the property are four steps leading up to the timber and decorative

hi the ensuite layout is fine; remember the headroom is vaulted so the shower would be impossible at the eaves side unless you intend to lay under the shower? Your architect should have marked on the plan a 1.8m headroom line so you may visualise the limited headspace. Also half of the double doors to the cupboard would have to be lower as the swing is against the vaulted space -- this needs careful consideration. To improve the use of the space I would suggest you use pocket doors both to the bedroom and ensiute, this will help the feeling of space. A double bed will struggle to work with the swing of the doors. Not sure about the value of a cupboard with a window? Any storage in there will be limited. If it was me I would lose the window and have a pair of doors off the landing area and not the bedroom. The French doors opening restrict use of furniture there; your Architect should really show how furniture fits into the room using typical templates. Hope that helps.

In the bedrooms I would suggest a simple lampshade, to complement the colours already in the room. You can buy a kit to make your own, perhaps using the same material as the curtains. I favour modern light fittings that contrast, but equally sit comfortably, against the traditional ceiling rose. The choice is solely limited by budget. If funds allow, perhaps look at Foscarini and LZF offerings. Alternatively, BHS, Dwell and B&Q would be good alternative sources.

ultimately loosing a bedroom will always mean loosing value and a bathroom downstairs is really not ideal.. I would make the living room your third bedroom, and then your dining room the living room leading the the kitchen and make your morning room the dining area. use that one big space as one large living space. the Downstairs bathroom can remain or be made into just a downstairs loo with storage. upstairs bedroom three should become a bathroom and the layout proposed by Jonathan squeezing a second ensuite could work well.

Hi Chris Martin, First of all if your property does not fall within a Conservation Area or is Listed, then you are allowed to build a loft Conversion and an outrigger similar to your adjoining neighbour on the right hand side provided that the volume of the proposed outrigger and the Existing Loft with a dormer roof do not exceed 40.00 cubic metres to falls under ' Permitted Development ' where Planning Permission is not required. I have done several of such projects to confirm that you will not require Planning Approval as such. However you will have to modify the staircase from first Floor Landing to First Floor if you want the finish floor level of the Outrigger to be at the same level as that of the Finish Floor level of the Existing Loft. Do you have a scanner ? Or are they digital images like JPEG's ? As you can attach images to the thread when you type a comment ?! Or you could ask the estate agent to email you the info ?! ( if they still have it on file - most keep stuff for a while )
