need help with bungalow exterior and floor plan cannot change foot print or height

bungalow around 150 sq metres, would like it to flow better. The bungalow is north facing street side. The south has two south facing extensions that overlooks fields. would like to make the bungalow
modern interior and exterior . We have very small space upstairs but we do we put the stairs? and toilet and utility room and the layout of the kitchen. what walls should come down. What materials should be added to exterior.

nice house. where is it?

i would start with a floor plan (measure the exterior and interior space and include window locations and heights) and then draw it up. then i would add a roof plan (draw the ridges, valleys and eaves on a piece of paper over the floor plan).

then you want to get up into the attic space (if any) and find out if the roof rafters are bearing on any of the interior walls. this will let you know which walls are structural and which are simply partition walls (no structure on top of them).

a floor plan will help others advise you about flow. if you want to knock down a bearing wall you will have to put in a column support or a structural header.

150 sq. m would be 1350 s.f. for U.S. posters.

maybe there is an architecture student in your area that can help get it organized? it would be a good project for them...

We spent around 15k initially getting the house liveable. as like the property you are interested in... It was not at all just a paint job. We replaced the bathroom but we didn't have to change any major plumbing though. 2 years ago we spent approx 30 k on loft extension. Which the steal for the roof ended up a lot more expensive than we thought. Also included staircases, two bedrooms, bathroom, storage & carpets. We did have a few trade pals to help out so that may reflect a guess estimate 5k extra for professional trade??? To be honest I wanted to rush and get everything done in one go... But in hindsight taking a bit of time living in the house really helped to not make expensive mistakes in the long run and as like you we were undecided about options. After time the most practical arrangements became clear. So, patience paid off in the end!! All though we have no plans to move we have added enormous value to the house so that also gives extra peace of mind that this is money well spent. Hope that helps.. And you successful get your house...! Ps here was our feature wall.. Not sure york stone wall features are about to make a return.. Well I haven't seen any on Houzz yet!! Take care

Hello Simon, I have a deal with extensions very often and I can say that the size of your extension will give you a massive space improvement. Although, I would never consider flat roof. Flat roof type is the cheapest to install and the easiest at the same time but it's not worthy of investment if you live in area with UK weather cast. Flat roof has extreme difficulty bearing heavy rain and in future will require your time and effort to maintain it in a good condition. Someone may say that any roof will require your attention after some time but flat roof will give you a ring sooner than any pitched roof. Another your consideration is a look and hipped roof as the one you already have will be a better option. That's my personal opinion. Good luck with a project! Alena

Hi jonathandb1972, yes our architect suggested and prefers accessing the ensuite via the changing room too, but I'm not convinced. It will reduce usable wall space in the changing room and walking through one room to get to another just feels wrong (if you know what I mean!).

Its unfortunate you've got so many load bearing walls to go through, that will always be expensive I'm afraid. There are some things you could do to trim costs (some I think you've already worked out which is good) Changing the wc so the toilet is on the outside wall will make it much cheaper then trying to go inside. keeping the french window the size the window currently is will be cheaper as widening a window is arguable harder then putting a new one in. I'd back what Sarh123 said, if any were helpfull / friendly ask them if they can work out a way to trim the costs, it could be as simple as knocking a foot or two or the length of one of theose major beams.
