Design Dilemma Bathrooms

Small bathroom and small ensuite or large bathroom?

I have a fairly large 4 bedroom house which has quite a small family bathroom - bath, toilet and sink which backs onto a slightly smaller ensuite with tiny shower, toilet and sink. We don't really use the ensuite apart from the toilet. My idea is to knock into 1 large bathroom but my wife thinks this will devalue the property. Any thoughts?

From what your describing we had the same thing going on,I didn't like the ensuite( too small) and the bathroom needed to be bigger,so we got rid of the ensuite and put a door between our bedroom and bathroom like a jack and Jill.After a while I felt it just didn't work so we closed up the wall and we now have one big bathroom.im glad we did it now.
I too wondered if it would devalue the house and I'm sure if a larger family moved in it could be a bit of a problem,maybe someone from the real estate world will pop in and give you some advice. Good luck with whatever way you choose to go.

It's more appealing to a potential buyer to have a family bathroom and an en-suite. If you're planning on selling the house in the next 5 years I would keep them separate, if you're staying in the house then make if right for you. I think your best best is to ask an estate agent as to what people want specifically in your local area and the type of buyers your house would attract. I think nowadays people would expect at minimum a bathroom and separate toilet for a house that size. Personally I would want an ensuite, babies grow (sorry!) and a study is really only useful if you work from home a lot or cannot fit a working space for homework etc. Spending 2-3 k could add a lot more value to the house and attract a bigger selection of buyers.

It really comes down to how many clothes you have and how much space you need to store them, along with where you prefer to get dressed and how you use your ensuite - obviously no point having double sink if you never share the bathroom, but if you're brushing your teeth while the other half is doing their thing in the next sink then this bigger ensuite might work better for you. It all depends on how you want to live, how much stuff you have and where you want to store it. Hi not sure what you need from the building but I'd rather a bigger kitchen diner and just a loo + utility downstairs. Upstairs, I'd love a ensuite and family bathroom. Maybe build a single room (that enters from the hallway) upstairs would be the way to go here. And convert that small bathroom into a ensuite.

I don’t believe you have the space for a small separate shower on the family bathroom and it’s in a tight corner for access. If the bath is going to be used so sporadically why not just go for a large shower instead or a shower over bath for the best of both?
