Extension

I have end semi-detached at end of row, loads of room to side of house and back. Tiny tiny kitchen/diner- dilemma single storey wrap around extension, extending kithen to side to make big kitchen and making kitchen diner into extra living room/dining room, extending to back ? Does this sound good idea?

In principle the short answer is yes it sounds like a good idea, definitely one worth investigating. Before spending any money I would want to know if it was going to increase the value of the property by at least as much as I was intending to spend. A very rough guide would be to calculate how much extra space you would be creating and multiply that by £150/sq.ft, so if it was 250sq ft multiply by £150 that would be £37500. Once you've done that you could ask an estate agent to let you know what they think the value of your house would be before and after such an extension. Good luck

If you were our client, we would first assess which way the house faces in order to understand the direction of the sun and the likely impact on the space in terms of light and heat, plus we would ask what use you intend to place on the new space. It is also the case that with whatever heating - a fully glazed conservatory can seem an inhospitable space in the winter months. Even in the UK heat gain during our short summer is a major consideration and whilst roof blinds can be added - these can spoil the original design intent. Horses for courses here I think. Where an extension to a traditional building is at rear ground level, I have no strong preference as between traditional materials, conservatory, or glass extension - and am planning a glass extension to the back of my Victorian house. Once you get higher up, or with something visible from the road, then I am strongly in favour of the traditional look with as much care as possible being taken to make the extension look as if it was always part of the building. I am aware that "reproduction" is sometimes considered a rude word, and also of the school which considers good modern design in an extension preferable to reproduction, and tends to equate glass with good modern design. In my view, that is not always the case. As a rule of thumb (but subject to the requirements of the particular site), I would prefer to see modern design in clearly visible extensions to older buildings confined to larger, usually non-domestic, sites.

Firstly, what did you sign and have you got a copy of it?? If the extension needed planning you would have had a Party Wall Agreement possibly. If it's not within regulations, then approach your local council planning department and complain about it. Even if they did not require permission from planning, they would have had to have building regs. Therefore, it would have required a sign off from that department, so, with reference to the height, you may be able to argue on that ground. As for light, they had an extension there anyway, they've just squared the roof off, so I think that may prove to be a mute point, unless you can prove the height issue. Then force them to go through planning as it's not within regulations and dispute it. If the extension is within 2 metres of the boundary it cannot be more than 3m in height. This comment is a bit late, but we bought a house last year that was extended in 1992 over not one, but two, manhole covers (kitchen and cloakroom). Both had been tiled over but with sealed hatches that could be lifted in case of emergency. In 25 years this was never necessary but the idea of leaving them in tact was a little unpleasant. It's a public sewer that includes several neighbouring houses. We just undertook an extensive house refurb and moved the manhole access points outdoors and permanently sealed the internal ones. It wasn't as complicated as we originally thought. What you want to do as a starting point is get a drain surveyor to come and inspect the routes and flow of waste. We used Power Rod (we are based in Hertfordshire) and they came with their camera on a hose reel and mapped out our plumbing routes all the way to the mains in every direction. Then your builder will be able to take it from there, or you can hire a specialist grounds company to sort it out. If it's any help, in your head you may have this idea that raw sewage is just gushing under your floorboards but in reality, when I looked down the hatches, it's really just a matter of a few pipes several meters down. It was surprisingly more sanitary than I expected and I found that reassuring.
