En-Suite bathroom or Study?

Hi all, we have a 3 bed house in the UK we are doing up to sell next year, and had planned on making a family bathroom with a sep small ensuite to the guest bedroom.

However, it's going to cost a fair bit for the en-suite (£2-3k) so I'm thinking perhaps of making a small study/baby room instead of the ensuite. We have a mish mash of rooms we have to remodel to make them.

We have no downstairs loo so there would be just one in the house then. However, there is potential to put one in the internal garage (as we have plumbing down there and it's near the soil pipe) if the new buyer wanted one.

My question is:-

Is a 3 double bed house ok with just one family bathroom and a v small study/baby room or would buyers expect an en-suite?

I think your best best is to ask an estate agent as to what people want specifically in your local area and the type of buyers your house would attract. I think nowadays people would expect at minimum a bathroom and separate toilet for a house that size. Personally I would want an ensuite, babies grow (sorry!) and a study is really only useful if you work from home a lot or cannot fit a working space for homework etc. Spending 2-3 k could add a lot more value to the house and attract a bigger selection of buyers.

Another possibility would be to install a standard, white toilet bowl with concealed cistern and get the seat in a custom colour to suit your bathroom. It would probably be cheaper than a coloured toilet and might solve your problem. Good luck and please post a picture of your finished bathroom. I can't wait to see how it turns out.

Hi not sure what you need from the building but I'd rather a bigger kitchen diner and just a loo + utility downstairs. Upstairs, I'd love a ensuite and family bathroom. Maybe build a single room (that enters from the hallway) upstairs would be the way to go here. And convert that small bathroom into a ensuite.

I think an ensuite is a good investment in this situation - study's are ok if you work from home and need a room you can shut yourself away in - but most people use a tablet / laptop on the sofa or dining table, so dont necessarily need a room dedicated to this. ( but we all like a bathroom to do bathroom stuff in !! That's not so easy in the sofa or at the dining table ! Eeewwww )

Ha ha, thanks guys.
We have ditched that idea and worse case, we will just leave the seperate toilet in as it won't cost much to replace. The option is then there for the next purchaser to convert it to an ensuite which would be v v easy.

I have spoke to the agent and I'm just waiting for them to get back to me for the final word. They say there is a ceiling limit on the houses (which I don't understand as they are all different down our road and all different prices!)
