I have a Column that's in the middle of my 8x9m extension. I was going to conceal it in an island but I can't. Any other ideas. I was thinking cover in mirror to loose it or cover in oak flooring the same as the floor?

If it's in a walk way area then I'd suggest making it more prominent- to avoid accidents ! If the island is a no go - then what about making a bench seat around it ? Or book case's .
Might help if you attach a sketch of were it is ( I'm assuming it's the old corner of the existing house ? ) so we can best advise you ...

Hey, G D! Glad you found it helpful. I'm afraid I don't have the original floor plans electronically; when I changed my desktop couple of years ago, I saved all the photographs on the new one but forgot the house plans. However, I also think our houses are similar, but for the width of the kitchens - our old kitchen before the extension was about 3.8m wide (I still have the estate agent listing saved). Lovely space Tani and I know what you mean about the warmth from the sun even on a chilly day. My considerably smaller kitchen is the same - the cosiest, warmest room in the house without any heating on at all. It’s like Siberia in the front room though ha! We bought an awning too and it’s just been fitted, so will help shade the room on a hot day, I hope!

Its hard to give a full breakdown of options without studying the full plans, your requirements and budgets. This is something you need to do with your chosen Architect. However, there are many options for adding windows and ways of making light bounce around the house, but if your architect has said you can't add more glazing you should ask why. I would suggest it is because it will start to impact the thermal efficiency of your house. North facing windows get no solar gain so by adding too much you could end up with a house that is difficult to keep warm especially if your house is older. You could upgarde to super energy effiecient glazing but of course that will come at a cost. Having looked at your existing plans it looks like your house has already had extensive work done. Unfortunately it doesn't appear like an architect was involved. A lot of the cost of your renovation will be in correcting previous mistakes and even then you will end up with columns in ever room unless you are willing to pay to have that corrected too. The cost could make the option of moving more viable? Did the previous owners also extend upstairs?

Hi Twamleyk, Theoretically, the loft conversion that you have described could fall within permitted development rights, subject to some design limits and any local restrictions. Therefore you might not need to go through a planning application process. But this is an unusual case with the rooms below needing altering as well, so a pre-application enquiry with your local planning authority would be highly recommended. Inspections and calculations from a structural engineer would also be needed, but timber frame construction could be used to keep the additional load (weight) to levels which should be acceptable for the existing structure. Have you considered just adding 1 or more velux rooflights and a fixed loft ladder/space saver stairs, or does this not add enough space for your requirements?
