Kitchen Diner Living room layout help needed

Hi there

I'm not really sure how best to use this space.

I'd like a sitting area poss with a 2 seater sofa and an armchair, with a tv. There are tv points on the wall so that has to be diametrically opposite the kitchen corner.

The obvious choice to me is to have the dining table and chairs in the kitchen area

If you have any "outside the box" ideas pls let me know, also any websites that look at furnishing smallish open plan spaces. On Pinterest when I try and narrow this down, there are only huge open plan spaces which don't help me out at all.

I would go for a bar table and stools in the centre of your kitchen to save on space rather than a normal table !! IKEA do lovely space saving ideas.. A define sitting area with a wall mounted tv ...

I have a slight aversion to kitchen islands and any thing high that resembles a breakfast bar - I have no idea why - maybe because of the linear quality and I'm quite keen to keep the openness rather than section the room off, but I do really like the sofa arrangement in the corner - thanks so much for your time and input

I would say first and foremost that as this is a large project, you can't do without a concept planner or someone that can draw up your plans in 3D so that you can 'vitually' walk around what you have in mind. You need to pay attention to your access doorways, they aren't marked on either plan. You will need to have the kitchen on the left and access both the pantry and utility from there. Therefore you will negate the whole of that wall for access to those two rooms. Placement of furniture that you would like / need has to be thought about along with the build. It's just as important. The 1st floor doesn't seem to work as there is no access to the Family Bathroom on the plan. Obviously you know the actual shape of the stairs and there are no dimensions which makes it difficult. However, you may need to create a landing and thus you would, if you use the layout given have to sacrifice one of the bedrooms or change the plan. A planner is essential, one that can give you the rooms sizes that you want and utilise the space available.

Definitely get the washing machine and tumble out of the main room if you can, Think Jonathan's idea works really well. Also completely agree about having the door so you can see down the length of the hallway to the garden. Can't remember whether it was Jonathan, someone else or something that I simply saw suggested on other people's posts.. however we have that and I really like it. And it will be even better when we get round to sorting the garden out!

Idea - on the original downstairs - if the kitchen top/bar came from the bathroom side of the room it might divide up the space better - i.e. kitchen<->dining would not be via/infront of the bathroom door and your natural route to the bathroom would be more along the side of the diner than through it? Perhaps a bar/open room divider might also help the effect? Effectively the right hand side of the house becomes a corridor/thoroughfare even if its not divided like a traditional hallway. Old fashioned perhaps - consider all options - shoe horning open plan into a space 'just because' isn't necessarily the right route. I'd also dig up the original floor plan - i.e. don't necessarily work from where you are now? Just a thought. Or perhaps something like this - pocket door into the diner - might need some tinkering since it nicks the long wall in your lounge as pictured... Bathroom doesn't move though so water in/out is sorted and I'm sure a bathroom can make effective use of under stair space somehow?

Apartment therapy is the site you are looking for - although Houzz has tons of great ideas and photos under the tabs at the top. You may well like Maison du monde which is a european furniture supplier too - they deliver in the uk.

I would swap the kitchen area for where you've listed living dining. Obviously this is a bit of a bigger area, but you could have the kitchen along the back wall and dining/.sofa area elsewhere
