Old bathroom dilemma

I tried selling my house last year and did not get a buyer. Most of the feedback received from viewers was the bathroom was old and needs updating. How can I improve the bathroom without buying a new bathroom suite.

I was thinking of replacing the wall times with marble effect tiles

I agree with Jonathan re fully tiling and wall colour. I'd also change the loo seat and the bath mat for something contemporary (or just lose for viewings) and fill the screw holes on the end panel and repaint. Having a shower screen would help, as above, but maybe see what the other changes are like first. It really isn't a bad bathroom and just a couple of small changes would help. Out of interest , if you're wanting to move, was there any other feedback?

Retile it.
Choose something that works with the suite that is Spa like.
Perhaps a ceramic tile that looks like wood.
Make sure you fully tile around the shower.
Then paint the walls a warm colour.

Hi jo. I would try and play on the industriał vibe. Clean the metro tiles and maybe paint the blue tiles and border in grey. Paint all the pipes in copper (Im pretty sure you can do this). Update the taps. If you're on a tight budget and will redo the bathroom at some point, just get cheap ones. They won't last but should last long enough until you refit. If you really hate the floor then go for some wood effect vinyl. Get a statement piece of industriał art/sign to put on the wall. I can't work out, what is the wall covering behind the toilet?? In terms of the shower, do you have a handheld one at present?

If you have white tiles, then paint the walls white. Thank you for the photo. I think Farrow & Ball’s Skimming Stone would be the right tone with the stone style tiling. Dulux Egyptian Cotton also may go. Here they are, top is Skimming Stone and bottom is Egyptian Cotton. Get sample pots just to ensure it’s a good match.

Moving the soil pipe and feasibility may cut down options dramatically? Which may be helpful to focus choice. 1740 is wide enough for a decent bath. Your first picture is the layout of our old bathroom - except loo nearest the door Leave the window cill in place and waterproof it - makes a great shelf.

Best to buy a basic white suite if you can stretch to it, but if not you need to change the bath surround, perhaps wooden panels or tile, and a shower screen would look better than a curtain. Go with a light hint of white to make it look light and bright.

@mimmie - the other feedback we received was for our kitchen which we are replacing the kitchen doors.

They have done this on a budget with marble effect tiles from B&Q, sink unit from Ikea. You could do something similar. Retile, paint the walls grey, get some pattern on the floor. You could get a new shower head and riser to make that look more modern and change the toilet seat.

A small bathroom like that needs to be white IMO. I would renamel the bath, tiles & any other enamel surfaces white (through a resurfacing company). Leave the wooden seat as a feature. Definitely replace the shower rose.

Also consider a bigger vanity above the loo. The toiletries on the edge of the bath and back of the loo make the room look cluttered. storage is key in a small bathroom

Hi, I would get a white loo seat, retile in white with a greyish mosaic border (similar to the suite colour) about 2/3rds of the way up the wall. I would tile the sides bath to match, replace the handheld shower with a more modern silver version from B&q, get a new white shower curtain and get a larger plain mirror cabinet (ikea do a good cheap one). Then when viewing I would remove the mat, remove and hide the bath tidy, tidy up behind the loo and put all the bottles round the bath in the cabinet and put out a matching towel

Something like these, you could cut them up to be 3 rows deep so saving money. Oh and paint the walls a similar but paler colour.

I love coloured bathroom suites. Think before you chuck out the sink!
We have been programmed to only do white. I have seen fab ones that have been retained but with the room transformed around them , taking the lead from the coloured suite. I am sad how many old ones have been ripped out & been replaced with inferior quality ones.
When a bathroom is treated individually & with good taste these old coloured suites sing. An artist friend has a lilac one with a fab painting of a blue Iris above the Loo. Another has a 50's primrose yellow one. The basins were often bigger, even in a downstairs loo. Their quality is amazing.

Remove all the clutter during viewings: shampoos, over-bath rack, mat, stuff above the loo (leaving perhaps just the basket). Add some nice, fresh towels. Mats near loos make my hair stand on end.

I'd paint everything in sight white even the tiles! Then get a folding shower screen fitted (I got one for £70 from eBay) and change the shower head for a larger more modern looking one. Then add a large shelf roll fluffy white towels on it and put a wooden "bath mat" down-Argos do cheap ones.

It's really hard when you're trying to sell and you have to spend money on your property. To keep costs down I would keep the wall colour, put some basic white tiles in an even line around the shower (picture attached), above the toilet where they already are and tile the bath surround, or buy new panels. Add a new shower head and possibly shower rail and a shower screen or a plain white curtain. Leave the bath mat on the side of the bath to make the floor space seem bigger. Put a plant on the ledge above the toilet and if you can, buy a new tap for the sink (pic attached). When I have viewings I also find somewhere to stash all my shampoo bottles etc, I don't know if it helps but I still do it! A few new touches should lift the room and make it feel new. Good luck!

Sometimes it's worth looking at the bigger picture if possible, and spending the money for the benefit of being able to sell it. You could re-do the bathroom fairly dramatically for £2,000 and you'll almost certainly make this back, maybe even more if it becomes saleable, as people really do care about bathrooms and kitchens.

I bought my fairly shoddy looking house with terrible bathroom after it had been on sale for 9 months and no offers for £30k under the asking price as they were desperate to sell - and then spent £2k on a new fairly high end-looking bathroom. It was then valued by a different estate agent at above the original selling price. If I had have sold it straight away fair enough I wouldn't have made £32k profit but I would most definitely have gained far more than the £2k I invested. It's worth it!

Bathrooms definitely sell houses, they are like kitchens.
I would keep the tiling very neutral in a cream, or white which are the safest colours.
Wood effect tiles like mentioned above are very popular nowadays but again I'd keep it pretty neutral as bright or dark colours and shades aren't everyone's choice but people cannot fall out with something light.

We seek these nice light wood effect tiles which are priced well so will keep the cost down. Another advantage of the wood effect is you don't need to dress it up with anything else like a mosaic and the detail is in the tile.

Here is an update. We decided to replace our bathroom. Thanks to you all for your feedback and advise.

We haven't yet done the final decorating touches. Your ideas are welcome.

The tiles, colour of the bath/sink and the colour of the walls are making it look really out dated.

Retile, paint the room white and change bath and sink to white

I think the best thing to do is use boards that looks like mosaic tiles, it's from ABBuilding supplies, you can stick it over tiles and then the furniture. It's very cost effective.
