Need help for the back half of a Victorian terrace double reception.

What do we do with the back of our double reception area? It has a door leading into the kitchen extension and the door into the reception area is on this part of the wall that runs along the hall.
Any ideas?

Room currently in such a state with stuff we are clearing out I can't bear to post online. When sorted will do so. Ugh.

Hi all, Thank you so much for your posts and ideas. I really appreciate it! Well 6 years have passed and we still haven’t made any structural changes as we started a family instead! But we think we’re ready to make some changes now (just when its become more expensive than ever to do structural works!) A few things I forgot to mention in my original post is that the roof is a butterfly/London roof so its not a traditional pitched roof and would be expensive to make convert it. Plus we had to unexpectedly replace the entite roof this year because it was causing problems and didn’t have the time to think about a conversion due to the urgency 😫. The front door is next to the lounge (floor plan is upside down 🙃) I think we’re thinking of a ground floor extension now but ideally i’d love to separate out the 3rd bedroom so it has its own entrance and possibly make it bigger. The third bedroom is at a split level from the 2nd bedroom ie you have to go down 3 steps. But the roof above the 3rd bedroom is pitched and i’m wondering if its possible to extend into it and make it a study/4th bedroom. The pesky stairs still seem to be a problem! RE: John Botham thanks for your advice to be cautious as the layout differs so greatly to other properties on the street. Any advice, ideas or similar problems solved very much appreciated! many thanks SJ

Hi. It looks a great room. I agree with Hugh. If you've got the budget have the door filled in properly. If not at least paint in the wall colour as a temporary measure. It shouldn't be too difficult to move the radiator with the floor boards. I'd go for a long sofa opposite the fire and a chair in the left alcove. Personally, again budget dependant, I'd reinstate the fire. It doesn't need to match exactly or even be a working fire as per 1st pic. If not in budget, I'd put the desk in front of the chimney breast, I'd try and source an antique one to add more character. If you can't sort the floorboards now then add a rug underneath. I'd have the chaise floating in front of the radiator at an angle. I've had a look in your ideabook and have seen you like a grey, white and blue scheme. For the living area I'd keep the seating in pale grey and add cushions and art in blues and blue/greens. It's quite hard to find a chaise but the one pictured is from made.com, it also comes in a navy but couldn't find an image and I would go for a bolder shade at this end of the room. A chaise always feels quite decadent so I'd add a marble and brass cocktail trolley at that end where they had their drinks trolley, a plant would also be good somewhere! You could also look for a glass coffee table with brass legs as it won't fill the space visually and repeating the brass will add more warmth

You should consider how much the bigger property will be worth when renovated and if you can afford to do the work then the prudent offer will be the end value minus the cost of work plus a bit extra for the hassle and unforeseen costs. The bigger property does sound to be better. It may be that you shouldn't replace the windows. Often original windows are a desirable feature in a period house so don't be in a hurry to rip them out. You can keep heat in in other ways by getting draft proofing, great curtains and. Enter loft insulation. As far as the damp goes (reading between the lines) it sounds like the seller is going to resolve this- it will then need time for the new plaster to dry before redecorating. Therefore you will likely move in with bare plaster but this gives you time to decide how to make it your own.

I'm thinking off white or a very light grey for the brickwork including the bricked up porch. Slate roof on the porch and wooden door to save money. Dark grey on the fence. And use planting to disguise the current render around the window and to add colour. Pub side, pleaching trees look like a great idea though would need to ensure they don't grow roots into the house. I feel so much more confident now. Thank you all.
