Comments (5)I think it will look great to open up the kitchen and conservatory areas because the area is quite small. However, here are a few things to consider (this is from someone who lives in a house with a similar layout to your existing ground floor). The conservatory faces south and presumably overlooks the garden. Is this an area you are going to want to sit in because it will be beautiful and tranquil? If so, it would be better to keep the dining room in the centre area because you don't need a view when eating (except of the food). Then use the conservatory as a small sitting room. It looks like you have not drawn the plans to scale. The new hallway looks narrow and the new wall will take up space. Make sure if a new wall is put in that you will have enough space for a useable room plus a hallway. Why do you want to access the new downstairs bedroom/study from the living room? Wouldn't it be better to access it from the hallway at the bottom of the stairs. Good ideas though....See Moresmall apartment layout help - dimensions & floor plan included!
Comments (8)I would get a smallish drop-leaf table with two comfortable dining chairs for you and your roommate's eating area. I suggest no barstools - they take up too much real estate. Guests. Ask them to bring a cushion or a folding chair because you don't have enough chairs. I lived in a very tiny place and my guests were happy enough to sit on the floor - 90 minute party, max. Serve VERY good food. Separate the living and dining areas by color/style and/or an area rug for the living room that will compliment your furniture. Decorators siggest that the front legs of living room furniture be placed on the rug if the rug is too small to fit under all of the furniture. If you get a sisal rug, be sure to use a rug pad. Sisal can be like sandpaper on the wood finish of your floors. I would NOT put a rug in the kitchen. Use washable foot fatigue rubber mats instead. Best wishes....See MoreHelp! Comments (3)So, has the approach to your property changed at some point? Because I would expect your entrance hall and front door to be at the front and not at the back? Could you turn it around again? If not, maybe move the front door to what is now the kitchen, making the kitchen part entry hall and part utility (dividing wall). Then you could perhaps create one large kitchen/diner/family space from the current utility, office and family room. The current dining room could be an office? Comments (4)This is a very crude attempt at subtly changing your plans. It would require more internal modification to move a wall which you may not consider worth it but I wondered whether the utility would be better as a longer and narrower room to incorporate outdoor access (for laundry, muddy feet / boot room, etc) rather than having outdoor access from the study with the wasted ‘corridor’ past the bathroom. This would also make a wider second living space which could have double doors to link it to the lounge so that you could open it up for larger family occasions or close it off for smaller events / everyday....See MoreJonathan
