This is a copy of my floor plan. Not sure where and what kind of ceiling lights I need. Ps ceiling is low.

As the ceilings are low you probably should recess the lights. As far as your lighting plan goes, simply imagine yourself in the rooms and mark spots where you will need light from above. Then look at each room and decide where, logically, you will want to turn lights on and off. And where you'll need dimmers (anywhere where you will be relaxing is a good way to look at this). Last but not least, have an idea of where your furniture will go so you can have sockets positioned in appropriate places for task lighting. Do ask your electrician's opinion too, they will have plenty of experience to draw on.

Hi Shelly, Woodburner band aside! Mr. Gove must have forgotten that Drax power station uses wood burners!!! Although in the middle of the room, with a double sided option will make for the most dramatic setting. However, it will create a sub-division in an open plan layout. Plus flue could look unsightly, and exit could be a problem. Man about the house has it as we would look to site, as you will need to get flue out to open air. Plus that end of the space will not benefit from cooking and is on external wall too, so will be naturally cooler than the dining end. Placing it at the opposing end, dining, could heat the house better, but a bit of a faff, if you’re relaxing on the sofa. Make sure you get it sized properly, as UFH, not sure if you have it anywhere else or used it before; it heats slower than rads, therefore it’s very convenient to have an alternative heating source for changeable days, where you might only want heat for an hour or so. A good quality burner will start quick. Rather than infill the Drawing Room door, have you considered a pocket door or jib door. Helping the flow of house and stopping that room being under used, plus keeping the natural light level higher. Looking at the layout, have you consider the location of the utility and WC? If you have the budget, swap them around. So anyone using the guest room doesn’t need to go through the kitchen to use the shower/toilet. Hope that helps, and good luck.

ultimately loosing a bedroom will always mean loosing value and a bathroom downstairs is really not ideal.. I would make the living room your third bedroom, and then your dining room the living room leading the the kitchen and make your morning room the dining area. use that one big space as one large living space. the Downstairs bathroom can remain or be made into just a downstairs loo with storage. upstairs bedroom three should become a bathroom and the layout proposed by Jonathan squeezing a second ensuite could work well.

I think the main bedroom is wide enough for a headboard wall and room to walk around it. Personally I wonder if the bathrooms are undersized, whether a four bed house with bigger bathrooms would be better, whether you will see a big RSJ cutting across your living room ceiling and if this could be reconsidered. I also think the dining room and kitchen space are undersized and the kitchen footprint seems no bigger than the original which begs the question about where fridges and ovens and storage will fit.

My own preference would be to have a bathroom on the top floor - and I think it would be worth getting a second opinion from a builder or plumber. My house is a Victorian terrace with similar layout. Our attic had two bedrooms, but we reconfigured and made a large master with en-suite. The en-suite is actually at the front of the house, and our pipe work and family bathroom is exactly where yours is. It hasn’t been a problem - the pipe work from the attic en-suite runs in the space between the attic floor and the first storey ceiling, and it comes out and joins the main soil pipe from the family bathroom.

Don't Forget when deciding on the position in the kitchen, locate the light over where your hands will be working and try to avoid body shadows in your working area. If you intend having table lamps anywhere, ask your electrician to wire for 5A outlets, switched with the main light switches
