Kitchen Diner dilemma

This is our kitchen diner which we just decorated and bought the new furniture. I can't decide if I should leave the table where it is and add a corner sofa in the part you see empty? Or put the table there and just add some occasional seating where the table currently is? There are 3 adults at home no children and we have a licks comfy corner sofa in the lounge. Advice welcome!

Can you turn the table the other way so everyone can have a view of outside?

I think the table near the garden window is always nice - but we seem to spend a lot of time at our table! It might depend on where exactly your kitchen is - it's obviously practical to have the dining table nearest to the kitchen. Is that a tv high on the wall? I would think that you would need the sofa a fair distance from it as it's so high, otherwise it would be quite uncomfortable. I like the orange wall by the way!

Hi. I think it depends on the actual tile and layout as tiles aren't out of place in a hall. Wide tiles/planks should make a narrow room wider. Dark floors and light walls also make it appear bigger. Is this also to be your lounge (I'm not sure if this is being relocated)? Maybe you could also consider wood effect floor in either a rich/dark hue or ebony, if you're set on black, to offset the beech. I can't find images of the exact tiles you want but the attached should give you some idea

In principle the short answer is yes it sounds like a good idea, definitely one worth investigating. Before spending any money I would want to know if it was going to increase the value of the property by at least as much as I was intending to spend. A very rough guide would be to calculate how much extra space you would be creating and multiply that by £150/sq.ft, so if it was 250sq ft multiply by £150 that would be £37500. Once you've done that you could ask an estate agent to let you know what they think the value of your house would be before and after such an extension. Good luck

Hi A couple of thoughts on your options; Loft conversions can be a great way to increase habitable space but they can sometimes be mistaken as a cheaper option -there is usually a lot of work involved in doing it properly. Also a loft conversion can be quite invasive, it is often easy to overlook the amount of space required at first floor level to accommodate the staircase to the next floor - if space is tight, sometimes this can result in a double room becoming a single or even losing a single room. Adding a third floor to the house will mean that you will have to replace all of the doors to rooms that open onto the hall and landing with fire doors. It is worth remembering that replacing the conservatory with an extension might require planning. The local planning authority might be prepared to discuss the requirement with you, but you design consultant will be able to advise. Have you tried the Find A Pro section of Houzz? its worth a look to see if there are any consultants in your area. If it looks like they do house extension work its worth messaging them - even if they don't have a photo of a project similar to yours, they may well undertake such commission but didn't photograph it. Architects always welcome new enquires, if they cant help they might be able to put you on the right tracks to someone who can.

Thanks @Mark Andrews, yes our initial thoughts were to extent across the whole of the back to incorporate the utility area too, giving us space for a closed off area for washing machine etc, plus the WC and the addition of a wet room where the storage room currently lies. Its just about how we best work the space! @Jonathan That's an interesting idea, something we definitely haven't thought of. We're keen to retain an area for a utility, as well as a downstairs loo and possibly a wet room/shower (initial thoughts were to use the storage space for this). We don't currently have any side access to the garden so some kind of access from the garage (for the lawnmower etc) through the utility would still be needed.

I agree with Brandi Nash Hicks, the first thing that struck me was that the table would be better the other way around. When not in use and the chairs pushed in it would allow more space on the doorside, no one would have to look at a wall and it would just feel more spacious. You could even have the narrow part up against the wall.

Not sure what the TV is for, is this also going to be a sitting area? It looks far too high up on the wall. I would put any other seating so you can look outside. What do you want to use the room for?

It would help if you posted photos of the rest of the room.

lovely orange wall...why is the table on the rug? is it to stop chair scraping sound? if you put felt-ends on chair legs, there wont be a problem.

id move the table to the doors / garden, and put a L shape at the back corner

table could go width ways across the doors perhaps
