Bungalow Renovation ideas feedpack please

Hi There would appreciate feedback on the way we are proposing to Extend /renovate our 1965s bungalow.Please see attached existing and proposed plans also I have attached a blank drawing of the proposed area which will be extended 4 metres out by 9 metres if someone thinks they have a better way to do it . the back of the house is South Facing so put the bedrooms on the North front of house. hope this makes sense. thanks

Very sensible to put your living areas on the back of the property, no matter what it's aspect. I never understand why so many properties, particularly bungalows, have their living area in the front. We have, kitchen, living, dining rooms across the back, bathrooms to the sides and bedrooms along the front.

Stating that there is a ceiling price suggests you are doing up to sell not because your family needs more bedrooms. Check that a three bed is going to be worth more because wherever you put it other rooms will be compromised. If you are looking to maximise profit then you need to look at who is likely to buy it. If it is a good rental proposition you will likely need two bathrooms, if it is for an older person then you probably need to make it low maintenance including the garden, if it is for a family you likely need to increase both the bedrooms and the living accommodation.

I like added value architects plan but would use bed 4 as snug/study with possibly double doors into it to make up for lack of window. And as it will then be a public space I think it would give even more spacious feeling and make walk along hall more interesting. Then I’d put bed 4 next to ensuite of garage conversion and push utility closer to kitchen. I’m wondering if windows in kitchen end might be too close to have massive openings there but since this will be new extension don’t think it will matter if you have the roof space vaulted with some glazing. Think this plan does utilise well the existing allowing more budget for extension. But that’s my amateur two pence worth. :)

Hi. Only need 1 bedroom and 1 multi-use room (study/extra storage/sofa bed for guests). No plans for stairs - we're heading for retirement and thinking about the future. Have thought about a small extension. Would be good to get everything done for under 50k (need some repairs and new windows that will take about 20 of that I'm guessing). Would stretch the budget if an extension gave us a layout that really works for us.
