We designed it and worked with a carpenter, it is possible, one needs the right craftsman.

I would always rather invest in stunning furniture than spend money on more permanent changes. In my experience you can make any space look great with the right furniture and decor. Rather than spend money on something structural I would work with the space you have with furniture that works better than the heavy farmhouse style. The nicest furniture in the room is the sideboard so I would build on that. I'd look at something like Gubi Beetle dining chairs to bring in an organic streak. Not cheap but cheaper than building in storage (the next best option) or enlarging the window which won't make much difference - and you can take them with you if you move! You could look at Made.com for a cheaper but complementary table. Then a decent lampshade - perhaps Tom Dixon Etch - a side lamp on the sideboard and lots of plants and pots to empathise the organic, cosy nature of the room. Finish with some pictures in the wall and you have a lovely, cosy, earthy room that feels like being down Alice's rabbit hole rather than under the stairs. Good luck.

Hi Joanne, I'd possibly paint the stair wood work black to add a bit of difference. Completely agree with the above and would get yourself a runner, will definitely add personality to the space and there are so many out there at the moment! H&M, IKEA and Next do some great ones. Looks like you might be hanging a print on the far wall which is lovely. I'd add some succulents (faux or real) on the shelf next to the door. What's also cool at the mo is a stair gallery wall which could be a nice option. Alternatively a mirror on the right hand wall (as you face in) would be nice. You could also create a tiny shelf with natural wood that goes above the radiator Hope that helps! Phoebe x

Hello Sarah, There is a possibility that you have combined sewage in that location. I can see a drainage pipe from the roof on the front of the house. Have a look down the street and see if there are any other houses with bathrooms or drainage on the front or contact your local Building Control who will confirm. I have no idea how important the number of bedrooms are for your needs but you could forfeit the third bedroom. Alternatively have a smaller kitchen area. as the second plan and take a small chunk out of the bedroom, probably less is needed than I have indicated. If your budget allows then remove the chimney, but it is not necessary. I would take out the walls around the stair to below as that will make the space much broader. and also give the space a funky feel to it. Add some velux windows with shafts down into the kitchen dining space. I am not sure why there is no window onto the garden, perhaps look into that on your deeds and see if it could be allowed. The kitchen may be better located towards the front of the house on the first plan so that any seated area is not adjacent to a circulation route/ corridor space. Set the roof windows in a neat pattern of 2 or 3 over that space as it will help to tie it together as one. I am not sure how often you would use the front small bedroom but it could be opened out as part of the living room now and when you eventually sell, put back as a bedroom.. Hope that helps Roger

Wood flooring or LVT throughout? Including kitchen? Pls, your advice!

I have solid wood flooring in most of my house, tiling in the kitchen and hall. We bought the wood unfinished and did all of the finishing ourselves (it was already sanded). Cost wise it worked out around £30 per square metre which is really good. Most of the wood I finished in Osmo Oil either Raw first and then clear or white first and then clear. It does darken and warm with age so this needs to be factored in when designing colour palettes. If you like fairly neutral palettes this can work well, if you prefer lots of colour then a more consistent Amtico product or factory finished wood may be preferable. I wanted to be able to re-finish and re-oil my floors if necessary. I have LVT in my studio which is really practical and looks good, however it doesn't feel like wood.
