Comments (17)Hello helbel71, A fireplace is lovely.. even if you only look at it! If it's leasehold you may have to obtain permission to do anything especially if it's to have it as a working fireplace.. It would have been good to have negotiated this at the sale point.. However if you can go ahead and unblock the fireplace.. you need to be sure the structure is sound by making sure the lintel is in place and there aren't any obvious signs of struts holding the top of the opening.. You'd see these.. So once you have cut away the plasterboard.. usually you can tell where as it will sound hollow or not as you go. Looking inside with one's phone light or torch you should look up inside the breast facing outwards- there will be a line or brick or usually now concrete lintels are used.. Or you may see struts.. in which case get a builder to put in a new lintel and then you can decide what to do with it.. It may be that it's sound and all in place.. So you can just get to the point of deciding how to present it.. For me it's a swan basket and logs as authentic as possible... even if it wasn't ever lit... Some people might light a candle or twenty but at any rate I always suggest the swan.. Now the next thing is to decide.. Will this hinder you spatially if you open it up.. as you will not have that wall to use or sit things in front.. I also want to suggest situating bathroom where kitchen is and visa versa.. You could have a wet room style shower area with a tiny sink and a wall hung loo.. Plumbing would have to be moved and you'd need to be sure you could do that but - I have seen the smallest shower room in a studio that was about the size of a phone booth! It worked.. then there's more room for cooking and or living area. Comments (84)We have just purchased what we hope to be our last house. It is a very big plot and we are looking to knock down and get planning for a very large house over 4 floors. (12,000 sq ft). We know what we want internally however our issue lies with the external look and feel. My wife wants classic new build, with pillar entrance, sash box windows with stone cills or surroundings (Surrey Commuter belt!). I like contempory white, modern, square, glass walls, feature cladded walls with balconies (Beverly Hills!) Our compromise is classic at the front contempory at the rear. We need help! Comments (25)Much better layout and use of space. You need to work out “what do you want in your utility room?” I have a single run of work surface with cupboards over it. It houses the boiler in one of the cupboards but all manner of junk in the others! Underneath the worksurface I have a freezer, a wine cooler, and two washer / dryers. These are all in one row. By NOT having a return on the work surface I have a back door into the utility room. You could do the same and therefore your problem is resolved. If you were to move your doorway of the utility room onto the other wall you could have the return on your worksurface if you wanted it, or you could use that wall as shoe storage. Instead of a door you could have an open archway, as I have, making the room more spacious and accessible to the kitchen. Our dog sleeps in the utility room and we use a foldaway stair gate to keep him in, so easy access to the room during the day, when we need it, but able to lock him in at night when we want to. We also have a dog flap in the utility door so the dog has access to the garden whenever he wants, a very useful feature!...See MoreExtension steps dilemma! (Permitted development)
Comments (19)Thank you Carolina and Minnie. I'm still surprised people are so helpful on these forums- really grateful for everyone's advice! I'm no expert at design for sure - if it's xray guided surgery no problems haha. Carolina I'm glad you think the steps can look OK. I'm beginning to think maybe it might not look so odd. The kitchen design is just whatever the architect put together himself for the plans, but I'm yet to consider how to actually lay it out. Any advice? The idea for the 'utility' is that there will be long closet / cupboards from wall to ceiling with the washer and dryer hidden by those. I know it's called utility but in reality itll just be an extension to the massive hallway in order to get access to the kitchen and downstairs loo. Storing the washer and dryer there was a thought to utilise the remainder of that space. The reason it has to have a door is because the architect says new fire safety rules stipulate there has to be a fire door to a kitchen to prevent fire from spreading to the main house. Otherwise I would have just not kept that door at all and kept a big hallway. Although the hall is disproportionate, with the high ceilings, it is what we really liked about the property and gave a really nice airy feeling to the place. Minnie thank you for that link. What a stunning conservatory they've built. With regards to having one set of steps- I was thinking the same at one point - that maybe I could just keep one set of steps from the 'utility' down - and swap the kitchen and dining space. The only thing that I don't like about that idea is that I wanted there to be a free flow of space to go from the living room down into the extension too. But I guess you can't have everything in life and maybe having a bannister like they have in the link you've sent, would allow for that airy feeling and continuity of light.
