Granny annexe

We are considering buying a house but it isn't quite what we need.
Before we put an offer in would anyone be able to give really rough guidelines for building an outhouse granny annexe.literally a bedroom and bathroom at the end of the garden.decent double room size but nothing too elaborate.would need plastered walls,heating,lighting,plumbing etc.
I just want to know if we're talking 8k or 38k
I understand there will be a lot of factors to influence costs etc.
