Hi Folks. The windows are in and I love them. I chose black slim profile aluminium chamfered profile. I've been delaying posting a picture because, as you can see the front drive isn't done yet so the house isn't set off very well in its surroundings. To be clear, the windows we replaced were already Everest replacement windows from the late 70's early 80's I'd guess. The only original glazing we had being external Crittal doors that were ffffreezing, so they have gone and the Crittal stained glass windows by the front door and chimney breast, which we've kept, though they need painting black to match the new windows. We haven't replaced all the other non-original windows, but will aim to do so over the years, when the cash flow improves. I managed to persuade my husband to at least agree to all the first floor front elevation windows being replaced, so now they are all the same when you view the house from the street. The windows of a brick built sun room, front right, that you can partly see, are probably going to be removed, to make that area part of the garden rather than the house. One thing I would say is that we are having a bit of trouble with condensation on the outside of the new windows, which was unexpected and made me quite miserable at first. It turns out we're a bit unlucky, it's a known, but not extremely common, issue with such good thermal insulation in modern double glazing and it depends on the aspect of your house and the dew point. Our front elevation is west and exposed, so cold in the morning resulting in condensation and our view being foggy until the air temperature rises. I've attached a poor photo to show a mild version of what I mean, it can be a lot denser and we have far reaching views from the upstairs windows, so disappointing. But I've got over it. The main plus point is that the rooms with new replacement windows are so much warmer than the ones which still have the old ill fitting wood and aluminium windows. I'm also really pleased that we chose the windows to be black on the inside too. A neighbour up the road has black on the outside, white on the inside and I think it looks really odd when the windows are open. Finally, all the houses on our road are completely different, so there is no uniting feature that ties them together, our windows couldn't clash with the windows in the other houses as they are all individuals, though I suppose you could say they are all clashing, but as we are fortunate enough to be in a big plot with the houses set well apart I don't get that sense. As an experienced architectural designer my answer deals with your specific problems, but also contains general advice which could be useful to other readers, so please don't be offended or take what I write personally... I'm just trying to help people. I notice your house has a massive external surface area with which to lose heat, plus lots of windows so it will not be an easy house to keep warm! It would be very sensible to check out your whole house internally and externally with an infra-red thermometer as this will show up the worst heat loss spots. They could be around window frames, doors, skirting, ceilings and these are the places to target your heat loss fighting energy and finance. Your problem could be caused by a whole range of issues. Do you have a suspended timber floor which is ventilated? Just like your open chimney, the wind will rob any heat from the room unless you stop it doing so. This would involve insulating the floor in some way, and if you were taking up the floorboards you would be wise to treat the joists (especially the ends) and check for evidence of mice, which can play havoc in cavity wall insulation. Taking up the floor is a very disruptive job, which is why it has not been done in my house. Untreated timber could rot if ventilation is restricted by close-fitting insulation. If you have an unventilated floor, it may not have any or enough insulation. Also, beware of internal insulation as a solution, as this makes your outside walls colder/damper and usually leads to later problems with damp/mould/rot and expensive remedial work, even structural failure. Make sure you follow the advice of a competent person who understands how complex building physics can be. (Building services engineer). Bay windows are usually really poor bits of construction... If your double glazing has a large gap between the panes of around 20mm, it may not be the real problem. If the spacers (between the glass) are shiny aluminium, this is not good, so if you ever replace the glazing, don't settle for anything less than Edgetech Superspacer or Truplas, the very best warm edge spacers available. I live in a 1930's ex council house and I have blocked the only remaining chimney with a massive bag of loft insulation. The floor was already overlaid with a cheap laminate floor, so the floor gets cold when the winter winds roar. Reflective blinds (checkout Reflex Rol) can be used, but with a bay window, fitting will be complex and heat will still escape around the edges of the blind. Reflective foil is able to bounce radiant energy away from itself, but there should always be an airspace on each side of the foil or the energy just conducts through to the cold side. If the window faces south, then blinds could make the room even colder, unless you always remember to raise them early each morning - the same goes for thermal shutters. My house in Somerset has a gas combi boiler which has hardly needed to come on at all so far this winter. My gas and electricity comes from EBICO, as they have no standing charges. I have insulated the house externally with 50mm of Celotex, covered with treated battens and Marley Cedral weatherboard (which does not rot) and only adds around 80mm to the wall thickness, plus Cedral is perfect for eaves boards and soffits. (You can paint it whatever colour you like). This, plus a porch outside the front door has made a massive difference to my warmth as I am 70 and now live on my own. The attic has been properly insulated and boarded to become an unofficial room. I am lucky to have two unshaded windows that face south and they bring in lots of free energy. I am not stupid and I'm often in and out to my garden, so in winter I wear a vest under my T shirt, as well as a fleece and longjohns under my trousers (get them at Lidl) which is also a good place to buy LED lights. Always start with energy conservation and insulation rather than things that burn timber or fossils fuels and ignore the real problem. I would avoid burning wood, given the state our atmosphere and lungs are in. We are not cave men anymore and should be evolving. New energy efficient houses sometimes feature large south-facing PV roofs which directly heat a central water tank or can feed electric underfloor heated zones - and just like my 1970's experimental solar house, these super-insulated dwellings do not have a 'normal heating system'. I can't stand curtains, they look a mess, often block out solar radiation / light and have to be washed. I like close-fitting wooden floors which you can simply sweep with a brush and run over with an upright vac-cleaner. Tiles are a pain to keep clean and can break your hip as well as things you drop. We can save lots of money and energy by not buying things that need to be washed and dried, as well as things we really don't need!

Hi Colourhappy, it is Purbeck Stone, which was chosen by our super interior designer (Gina from Create Perfect on here). She's teamed it with shadow white on the ceiling and Wimborne White on the woodwork. The base of the fireplace is in Ammonite. We think it looks beautiful- such a warm and contemporary grey. Excuse the state of the floorboards- they need a good clean as are covered in dust from all the rubbing down of the paintwork but here's another couple of pics now the second coat is on. There will also be a large rug under the sofas to break up the brown of floorboards and the sofas Just waiting to put up our new radiators and Best Heating yes of course I'll share some pics once the radiators go up tomorrow!

Hi again, That makes a big difference and if the budget is not limitless then I would definitely explore what you can do with the existing space before you look into extending. If you look into that and it doesn't work, then you know that you really do need to extend and you know it will be a great use of your budget. Extending will take up a large chunk of that budget (great breakdown suggestion by Jonathan!), so if you don't really need it then personably I wouldn't do it as it leaves you less for everything else I know for us that looking at an architect for deciding on how to reconfigure the space would have eaten into a large chunk of our money! (He had about the same budget as you) we did explore this and got several quotes - which I hasten to add varied a lot! Both a concept planner and interior designer will be able to look at the available space and come up with 3D images of how the space would look and suggestions to reconfigure what you've already got. Put very simply a concept planner will give expert advice on the layout and an interior designer will do the same as this but in addition to that, work with you in all of the interior styling (electrics plans, colour schemes, lighting plans, all your carpentry specifications, furniture, soft furnishings and a lot more!). Clearly the second option is more costly than the first and it is very personal preference on whether you feel you're capable of pulling everything together and getting the 'look' you want without any professional help. I am rubbish at this and was scared to death I'd have spent all this money on the practicalities but would end up with something quite 'flat' if I didn't get help on how to style it all!! There are a few different concept planners on here (Karen from OnePlan mentioned above certainly gets excellent reviews) and also interior designers (Gina from Create Perfect was who we used and we opted for the concept planning plus styling package due to my rubbish ability to pull everything together as a whole look!) Having a professional on board for all of the interiors finishes was a must have for me but this isn't something everyone needs and is a very personal decision!. The cost difference was far less than I expected between the two options, so somehow I even convinced my hubby it was worth a bit extra :) It is definitely worth noting that not all concept planners only offer just the space planning so make sure when you are looking at quotes etc that you get quotes for the different options they offer. I know Karen from OnePlan pointed earlier this week that she can also offer all of the interior design services. They key here is knowing what you're getting for each quote so you can truly compare like for like and don't end up wasting any of your hard earned money :) Also make sure you ask about Trade discounts! Gina passed all of hers onto us so we saved a fortune (thousands not hundreds) on ordering all the things we needed! I'm not sure everyone offers to do the same but it really does add up, so make sure you ask the question when you're comparing quotes. You can do all of the above very early on and I know we started doing this before we even moved in! As it definitely all takes longer than you would think! The next key question to answer if you do go down the concept planner or interior designer would be: Does your new use of the space involve changing any structural walls etc (opposed to just stud walls)? If you are changing structural walls then it is very likely you will need a structural engineer to provide the calculations to your builder for any steels etc (you would also need this for building regs). Our costs for this element were around £1,500. Coming back to your original question on an architect the one thing to keep in your mind is that you will need a basic set of drawings for giving to your builder and also buildings regulations (if there are structural changes) as it will form the contract between you. Because we worked with an Interior designer who did the concept planning for us first, we were just able to tell the architect what we wanted for the drawings so our cost was just £500 for the drawings in comparison to the quote of over £5,000 when we were looking at them doing the design too! A lot of architect's will also recommend (as already seen above) that you have a architectural survey done first- this is so they know what they are working with in the first place and in very simple terms is a version of a floor plan that they can then use for designing from. This can be an expensive option so again, just be certain you would need this (our quote for one of these was £1200 on top of the architect's design fees) I guess one of the early decisions you'll need to make is whether you do want a concept planner or interior designer on board and if you do go down that route you can start very quickly to look at the different layout options they can give you. Clearly if you decide against that then just going straight to an architect will be your first step and I agree with a lot of the comments above about the sooner the better and going for someone you really 'click' with. From a personal perspective I found having an Interior designer on board from day 1 has been the best money we spent through the whole project- this was quite new to me and just having someone there every step of the way was a lifesaver. It also ensured we made all the right decisions at the planning stage! All the trades (not to mention kitchen companies etc) ask you so many questions both beforehand and actually as they're going along and there are so many decisions to be made- it astounded me! Having someone available 24/7 (and this is why getting the right person on board is so important!) just took all the stress away for me. Any decision or thought or panic I had along the way I would just send in real time (WhatsApp!) to her and have a reply in minutes! Having Gina there gave me the advice (and in some cases reassurance) that we were making the right decisions and I know it's saved us a lot of costly mistakes! It's also made what could have been a very daunting process a lot of fun and really quite enjoyable. I take my hat off to anyone who can do this all on their own but for me, spending a bit of money upfront and having someone 'holding my hand' so to speak all the way through was the best money we've spent out of anything! I also secretly know I couldn't have made it look how it looks now on my own in a million years!
