Asbestos - should I be worried

Last week we had a radiator central heating system installed in our house which we're refurbishing. The plumbers have done a good installation job, were quick, efficient and seemed to offer a great service. They informed us that they wouldn't be able to remove the whole of the previous hot air system as the flu from the boiler contained asbestos. They did however remove the boiler itself.

Upon looking in the cupboard that had contained the boiler last night this was what I found (see images). Is this broken asbestos? should I be concerned? If so, does anyone have any suggestions on next steps, I'm worried for the health of my family.

When it comes to Asbestos it's always advisable to err on the side of caution and avoid any risks. Take a look at this government website http://www.hse.gov.uk/asbestos/gallery.htm and I would suggest sending your images to a licensed contractor for an initial opinion and they will be able to advise and arrange a visit if necessary. Don't touch it or continue with any works in the meantime.

hi , I think you need to get it fixed . if it contains chrysotile, whilst it is dangerous it is not the worse form or asbestos . you need to have it either removed or encapsulated to seal it from being a danger. Artex contains small traces of the product, but as you only need one fibre to enter your lungs to cause problems it is not something to take lightly. looking at the photo it seems that it is paint flaking and not the artex, but difficult to determine. if you paint over the area using a brush or roller with a suitable ppe, so suit mask and double bag and throw all on completion this will give you some protection in the short term. if it was a leak and you had insurance cover at the time of the leak , it is not too late to claim on the insurance. it may be the way to go as you have a limited budget. hi, the best solution and course of action i's to have the artex removed from the plaster board. if you remove it now it will cost you less than it will in the future. at the moment artex is not classified as a highly dangerous and does not have to be notified for removal. this means the level of removal cost its not as high as for other classification if asbestos removal. in the future the removal will become more expensive as the classification will be increased resulting in the removal only being carried out by licensed contractors with more specialised equipment and setup. make sure the company is competent and have a test carried out on completion to ensure no fibres remain before occupying the space. it should cost between 25-40 per sq m for removal. plus the costs for plastering. best Rowland

Some artex has tiny amount of white asbestos in it. White doesn’t stay in your body, your body spits it out. Blue and brown are the dangerous ones. White is the least dangerous type. Read up about it. Over boarding is fine. Any dust will be trapped between the new plasterboard and the old ceiling when you screw the new boards to the ceiling. Its called encasement and is safe.

Sorry to hear about this, a worrying thing to have happened, especially outside your children’s room. The contractor should have carried out a risk assessment before starting the job and then put in place measures to ensure that any asbestos identified is not disturbed, or is removed correctly. I would speak to the HSE*. The contractor may well be required to report this under RIDDOR regulations, especially as it happened twice. The following from the HSE is helpful, last updated 2018. https://www.hse.gov.uk/pubns/guidance/em1.pdf I don’t want to add to your worries, but it is better safe than sorry. contact your local council and explain your worries ...they do have inspectors but dont know for sure if they would charge you to take a look ......
