Was the wall between the family room and breakfast nook a bearing wall

That before and after photo is great! Did you have to replace a bearing point or was that a cosmetic wall?

Great question. This was not a bearing wall, but the builder had used the column as a chase for heating ducts, wires, etc. We rerouted all of those through another wall to allow the removal of the column and half wall.

Unfortunately, this is not a bay window.. the door to the kitchen comes through a hallway all the way from the front door. One door goes into this kitchen , another into a new shower room and a third to an old living room and dinning room. There is another access to this kitchen through the old open plan dinning / drawing room. The fridge is where it is because there is a recess there due to an existing soil pipe on the wall which used to be an outside wall. We figured that the most reason we usually come into the kitchen is to access the fridge and therefore placed it nearest to the centre of the house. We don't need bar seating and am willing to compromise and loose that bar seating and make the island smaller. I hope the hand done plans I am attaching give a clearer idea. I don't have a bench seat ready, we were hoping to use half height wall units with a custom top for the seating. Opposite the kitchen will be our family room sofa/tv.. informal hanging out space. The old shed just outside the kitchen window has been knocked down , so please ignore that in the photos.

hi - with this new door configuration it opens up further possibilities - safety wise it's best to move your hob in from the edge of the island - so pan handles are less 'knock able ' designing to suit rooms is ok - but much better to design to suit the people using the room too ! to do this effectively a good designer will need to find out as much as possible about you and the members if your family - how you cook/ shop how often you entertain etc etc it takes time and when done well provides the best results for the room. this is what I do for a living - I don't sell product - purely design !- so instead of offering 'free design ' like studios do ( then making margin on the products you buy) - I charge a fee to design and then you shop around and get the best deal saving much more than the design fee in the process ! so you can see with this in mind - I can't design it for free for you on this thread - but happy to take it further in a professional capacity if you want to drop me an email ! ( nb we are concept designers who can take on whole houses too - so could look at the project in entirety too if needed - as what you do with each room has a knock on effect on the next ! ) kind regards Karen OnePlan

Hi Stefan, Regarding the garage I would leave it as is, if you are planning on selling than I would leave it for the next owner to decided if they need the storage or the extra living space. As for the breakfast bar and knocking the dividing wall this might be a better idea to add value to your home. Most clients are going for an open plan dining/ kitchen area. Having this arrangement is great for social gatherings and a breakfast bar is great for informal dining. Would you be able to relocate the toilet under the stairs? It would free up a lot of space. If you could, one suggestion could be to put the kitchen in the dining area (closing the door to living room) and creating a small sitting space (play area if you have kids?) in the kitchen. Here a draft visual (sorry it is not really pretty, I have done it on my phone); you would need to check if it works in terms of size as I have not checked.
