Comments (5)Hi This is a layout you could consider: I've made the entry to the the kitchen through the bedroom and blocked off the door leasing from the kitchen to the conservatory, allowing for more floor space. I've left the double doors to the conservatory to allow light to pour through into the kitchen diner. I've put what was the bedroom, leading off the conservatory as a lounge, this allows all the living spaces to be at one side of the property. The two built in cupboards can be made into one and used as a mini utility to store washing machine/ dishwasher/ hoover/ etc or can be made into a kitchen larder. Comments (4)Hi Thank you all for your help/advice. Jonathan - thanks for drawing us a plan option. Ideally we would have an L shape kitchen/diner/lounge but we would like the utility at the back of the house and keep a separate toilet - (I always call it the downstairs loo but we have no stairs!!) basically so people don't have to use our main bathroom. So don't think we can do it. We like your ideas for the master bedroom storage and bathroom and layout and see you've moved the study door which is great. The elevation drawings I posted were when we were planning a rear extension the bedroom end - we moved this to the front and feel it works better. This means we'll have a gable roof over this extension and are thinking of having a brick porch with a gable room to balance it out. We think a pitch roof for the kitchen/garage with a flat roof at the rear maybe the best option now and less dominating. Thanks I-architect. We'll check out your checklist. We have been trying to pace out the space. My other half really wants a TV comfy sofa area for him and the kids, I'm less bothered. We think we'll spend most of our time in this room as a family and with friends whereas our lounge is our sanctuary. We agree with you all that it may be best to enlist the help of a pro kitchen designer, space planner that can give us a few options. We naively didn't realise concept planners/designer existed and have gone around the houses a lot already. All a leaning curve. Comments (8)Personally I think you set a budget and ensure that the house is worth spending that money on. Then consider the all the pretty jobs such as kitchens, bathrooms, flooring, landscaping etc and the cost of the essential jobs such as requiring or new boiler or new windows. When you know how much you have left you can better understand how ambitions your renovation extension plans will be- it might be that you conclude that your budget suggests just knocking a couple of rooms together to improve flow and the feeling of space- if that is the case then choose a Designer/ Concept planner to help creatively then find a good general builder with a contact with a structural engineer who can satisfy building regs. Alternatively you might decide your plans are ambitious and decide to extend. If that is the case your budget will indicate what sort of extra footprint is possible and you then need creative input which can come from a designer/concept planner or architect. Comments (27)Jonathan, moving the bathroom as you have was actually Plan A but I got cold feet about the cost of moving the bathroom although I loved the idea of a line of sight from front door to back garden. We only roughly sketched it and having seen your beautiful floorplan I am thinking we’ll regret it if we compromise instead. The bungalow looks so much more balanced than it does at present and has a flow to it, which it currently completely lacks. Thank you so much for taking the time to draw it up so nicely :) love the addition of a cupboard in hallway to bedrooms and one in entrance hall as Rinq latterly suggested (completely agree on need for this Rinq) and access to toilet from garden - have 3 year old and 10 week old so very necessary, as is catching the mud before it comes indoors!
