Reconfiguring upstairs

We have a 5 bedroom house and have the option of an extension at the back, we have drawn up this plan but before we settle on it, I would love some feedback. All the green areas are storage. The blue areas are bathrooms.
In the master bedroom, we hope to have doors to the balcony (subject to planning permission..). There is an en-suite through the dressing room. I plan to have a large round bath with a chandelier above as well as a shower in the bathroom.
Bedroom 5 will be a children's bedroom.
Bedroom 2 will stay the same but add an en-suite.
Bedroom 3 will add onto the existing bedroom 5 as an en-suite and small dressing area.
Bedroom 4 will remain the same and the main bathroom will be the same.

Does anyone have any amazing ideas to add on?

hi it looks like you do have your hands full with this design...my first question is what sort of budget do you have to play with as there are alot of things you can do,,,it does leave alot to the imaginanation,,,

Are you definitely going to extend on that side of the house?
If so I personally wouldn't bother doing the upstairs because I don't feel the master bedroom is better- you just have additional shower rooms

Thanks Nick, I've added the current floor plan and some more info re our plans. We're hoping to add a WC porch at the front (unsure yet on planning) Re option 1 and the closet... we could incorporate that into bedroom 3 (as one neighbor has done) but, I'm my preference, having that as storage space is useful. Yes both bedrooms are small and would primarily be as a nursery/office... Option 1 works really well as a nursery or guest bedroom but option 2 would work better as a third bedroom as you do get space for a 'permanent single bed' and wardrobe opposed to a day bed or sofabed. We had plans drawn up for a en suite in Bedroom 1 but alot of the builders didn't give us much hope due to pipes and joists ect... so we've opted to explore a small porch extension with room for a cloak room toilet. The area is really mixed, from sudents to first time buyers and younger families. The estate agents we've spoken to believe the market for our house is first time/younger families. That being said, its a really popular and an expensive area but due to it being ex council, the price range for this property, you'd only be able to get a 2 bed flat on neighboring roads... so could appeal to smaller families who don't want to leave the area. The reasons we're planning on doing the work is to 1. give us a few more years in this house and 2. the return on investment... we'd easily make 1.5x the amount spent doing the work ( based on todays market) Thanks for taking the time to respond!

Hello, I would very much appreciate some advice and I am a little at a loss what to do. We have saved around 25k and would like to add one bedroom upstairs to our property. Initially we thought of adding a dormer similar to the one that already exists on one side of the house on the other side (red outline of plans/ replacing solar panels on overhead image) but are now not sure we have the funds currently to do that. We then thought about changing some things around upstairs and would appreciate any guidance that could be offered. Perhaps the solution reconfiguring with a smaller dormer. I made the drawings myself so they are not the most professional and we have an architect coming over next week who is going to do a survey of the property and make some existing and proposed plans. If bedroom 3 can take a double then I would definitely choose option 2. That way you would have two doubles with en-suites and a main bathroom to serve the other two bedrooms. If you plan to keep a study then I wouldn’t sacrifice space in bedroom 2 to increase the size of bedroom 4. Even if you want 4 bedrooms then I still think having three good sized bedrooms plus a smaller room is better than having two good sized plus two small.

Few options, but it depends if you need a bath and who's using which rooms? (kids, adults, guests etc) You could Jack and Jill Master and second biggest bedroom. Plumbing is a long way away from kitchen, downstairs bathroom. Next is small bathroom at the back using current bedroom door and adding one next to it. Next option you could easily pinch a bit more from the long bedroom by moving the wall If you're looking to just add a shower + loo, could you squeeze it in the cupboards and just move the bedroom door a bit? Radical option... making double fronted master bedroom All really depends if you love the 6x2.6m bedroom to be honest! Opt 2, 3 & 4 would be the easiest plumbing wise and a bathroom upstairs always adds value (unless you actually remove a bedroom) and in this case you'd only be making one smaller.

How many children do you have and what ages? Do you often have guests stay over?

I wonder about the wisdom of so many ensuites. That's a lot of showers and toilets to clean! It's lovely to have an ensuite for guests, but any reason the kids can't all share a bathroom? I feel like, as Jonathan said, you're not gaining a lot of extra space.

also I wonder how it will feel to walk through your dressing room to get to the bedroom?

Thank you for your comments, it's great to get as much feedback as possible. There are a few reasons we plan to extend upstairs. The first, being we have a lovely view across our garden and the fields behind but from our master bedroom we have the view of a roof line of the ground floor extension below. So we either build an extension on top and it a master bedroom and reuse the roof tiles or make it a flat roof. Photos to follow....

The reason why we are keen to have a few en suites, is that at the moment we have 3 Monday to Friday lodgers that all share the same bathroom and we think it would be nice for the rooms to be self contained with their own bathrooms and it may add more value to the property in the future.

The reason why I thought we could walk through the dressing room to the toilet, is my husband and I go to work at different times so we could sleep in the bedroom but get ready for work in the dressing room and sneak out whilst not disturbing the other sleeping beauty. Do you think I should have a door to the ensuite from the bedroom?
