Long narrow, single height glass extension

I live in a single story converted farm building. I would love to add a glass lean to extension ( roof and walls) to act as an external corridor, as internally there is a great deal of wasted space and "corridor rooms". It is likely to be 20 metres long and 2 metres deep with a least two integral doors. Any ideas of the size of budget I would be looking at ?

Sounds like a great idea to integrate into a farm building. Would you use it entirely as a through space?

The cost will be dependent on the exact specs of your design (Material, Glass used, etc.)
Could you give more details about what it is you're looking for?

I think that will look good given the shape of the room. Just bear in mind furniture placement as SJD said feature walls In a bedroom would more typically be the bed ŵall. Advantage of choosing grey and white is that any colour will go. Teal is great with splashes of mustard or orange. If you don't have furniture yet maybe take advantage of the height and get a bunk with a futon or desk underneath. As mrskain showed in one of her pics you could also have something hanging from the ceiling. What are your sons interests?

Hello Karen, The pic is a bit too small and doesn't really enlarge to see what's happening here.. It's not always the case that offering another bedroom would be the right way to go in order to make more money as I'm assuming this is the reasoning... If the space is obviously kitchen and dining it's really difficult too with the spatial configurations to offer this as living room as well. I think a straight galley would be good here and what I would design, but with windows possibly not this run on window side but on the opposite side with the configuration I'm going to suggest... Start with a full height fridge freezer in the corner Then have a run of two cabinets and then free standing range at 60 wide and then two further low cabinets and then sink with slimline dishwasher for example.. So roughly going to about 460 or so. . Maybe you could incorporate a free standing dresser for crockery/glassware opposite and then the 4 cupboards would be pots and pans etc... keeping the galley minimal means the space opens as much as possible... . How you deal with the colours etc will of course have further impact.. If you had this on the wall side you could then have some overhead cabinets if you wanted to... Many interesting ways of doing this that is not just uniform and boring.. I'd keep the front room as a living room and rear as bedroom, there may be a way to re plan the bathroom to make it smaller whilst retaining what is essential... for a bath consider a soaking tub which is a meter wide or a tiny bath with shower fitting overhead.. : ))

@rinked Thanks, good idea - i'll see what it looks like later. @Suzanne C thank you for sharing your experience and pictures. We'll be going out for quotations once our planning is granted so i'll make sure i get a cost for wet UFH. I think it would be the preferred route with the warmth underfloor and extra wall space is always good in open plan extensions. @minipie Thank you. The software really is great once you get to grips with it. We've started to obtain budget costs on the roof lights and one company has offered to take us to see a few recently completed projects which should hopefully give us some inspiration and allow us to gain some feedback from previous clients. I'll aim to get at least one opening roof light after all the advice received on this board. Thank you for sharing your experience. I'll look into the small radiator in the bathroom. Good idea. The extract routes are pretty easy as the kitchen hood is on an external wall, as is the utility. The WC fan will follow the existing route above the utility rooms ceiling. Not sure on the subfloor as not taken up any flooring so far but the house was built around 2003 so you'd expect a pretty thick solid concrete slab so it might not be as easy as excavating in an older property.

Thanks for the comments and suggestions. Have been thinking long and hard about it. We’ve revisited the shower position and we do want to keep that where it is with some waterproof shutters for the sake of modesty, helped by the fact we are up a slope from the road, and nothing above single story opposite. The WC space is a good question. We’ll continue to think on that. The current utility space is incredibly cramped and will become walk in storage, a kind of hybrid larder/vacuum cleaner space. Would love to remove a wall in there but that’s a huge job as it’s holding up the stairs! Anyway, thanks for challenging our ideas. Always good to go over everything again and we’ll no doubt continue to do so until work begins! Well, hopefully not that late in the day... Angie
