Hello could I ask if the floors are original or if you had them newly laid what the colour is. I am struggling to find similar coloured wooden floors for my lounge next to a stove and exposed red brick and don't want to go too dark or too light.

They were original boards but you can achieve the same effect by using unfinished boards and experimenting with stains and finishes to get the desired effect.

Sadolin superdec may be what you are after but beware, a weathered look is a specialist finish. You cAnt really buy "weathered" it is after all an effect. I would say just give whatever you are using one coat, which would more than likely give it a worn look but it's not really a practical idea as when it's needs recoating it will give a stronger colour Alternatively give it a watery coat then varnish it to protect it

Engineered wood flooring is fine over the top of under floor heating, you just have to buy the right stuff, here's an article on that subject:- Solid wood flooring company Maybe it's a blessing in disguise, as i think that tiles in the formal room would have been too much. Plus you've got the grout to keep clean and that's a lot of flooring. Maybe you could look into Karndean or other LVT products ( Luxury Vinyl Flooring ). No grout and you can have it look like tiles or wood.

We are also very much biased, and would also be in the wood camp for all the reasons already mentioned.. If you do go that way, ask your fitter to install a matwell by the front door for an entrance mat - this will help remove the grit and dirt and limit the potential for scratching your new floor. good luck with the project - Cambium Floors
