A good wide angle lens to avoid distortions, a tripod, knowledge of white balance (essential if there are lights on, or varying light sources), and ability to use the camera manually rather than auto. A flash is useful too.. Point upwards to the ceiling. Also, lights on shouldn't be a rule...it really should depend on the room and light type, for example side table lamps can add atmosphere and warmth to the shot. Often lights render the image too yellow though (this is where knowledge of adjusting white balance manually comes in), and can appear as a big glaring blob on the photo. I would avoid ceiling lights unles they are small spotlights/down lighters. And get the composition right....usually a photo taken from the corners of a room works best. Detail shots (different lens needed) are sometimes required, but I don't really get why estate agencys sometimes include a photo of a vase of flowers...

If this is a short term fix, I'd try to find a fabric to tie in those terracotta ties with the off white paint you're using elsewhere and just put a simple roman blind (it doesn't need to work) at the window. Something like this will tie in and has the grey of the floor. We moved last year and I'm sorting out building work - in the meantime I've added nice curtains and blinds and it's meant I don't mind living with it. And I think the open shelves alongside the window will make an enormous difference in taking the eye away from the tiles.

When designing the kitchen have you thought about how you work in there? For example when the dishwasher door is open is it in the way of the place you are storing the dishes or do you have enough space between hob and sink as I find sink area gets filled with dirty dishes/pans. I spent quite a bit of time mentally working in my kitchen designs before finalising them as what looks good does not always work practically. We went for a Howden’s kitchen but not their design. We also went for drawers rather than cupboard because I used to find it annoying trying to get to things in the back of cupboards and as you get older opening a drawer and not having to bend down and peer in cupboards is great. I also agree that if you are going to spend any time in the kitchen that being able to look out over the garden makes for a much more pleasant working environment especially if you are washing up. When you are eating you are less likely to want to look outside as it will either be the evening or hopefully with company who you are focussing on. Also think about whether you will be cooking and socialising at the same time so may want to be able to talk to your guests easily without them having to stand in the kitchen with you or sit at the table/breakfast bar. Finally, do you really need a breakfast bar if you have a table in the kitchen?
