Help! Confusing floor plan......
Comments (11)Hi Fran, I would remove the wall between the kitchen and dining room to make a large kitchen containing a dining table. Keep the drawing room as your living room as it look like it's the bigger between sitting and drawing room. I would keep the sitting room separate because when you are blessed with children you can use as a toy room and shut it off. Trust me there will be days where you will just want to shut the door and not deal with the carnage inside it till the morning! I would however try to add perhaps some sliding doors between this room and the new kitchen/diner so you can keep an eye on the children when they are playing. Later on you can use this room as a games room or study but you have the option of opening it up when you need. I love bi fold doors, it makes such a difference to the feel of your rooms, ours just open up the kitchen to the garden. Make sure one of the panels is a door. Downstairs WC and utility room is a must too, I would keep those as they are. Good luck!...See MoreConverting small kitchen into reception/living room
Comments (11)As I mentioned you could go further with the Open Plan idea. I decided not to put the doorway in the 'new kitchen' ( old dining room ) in to the downstairs cloakroom and use it as a Utility because:- The shape it creates would mean that it wouldn't work well as a combined loo and utility, and there's no need for a separate utility with a large kitchen and integrated appliances It's better to have a downstairs loo and cloakroom than a Utility and no downstairs loo. It's not great to have the entrance to the loo from the kitchen. . This is what it would look like. I agree with Jonathan on the size of the lounge. I think if you go more open plan as above, it will seem more spacious without doing to much work apart from a steel and removing the large portion of the kitchen wall. You could have gone completely off the charts with it and done something more like this:- However, I think the plan with the kitchen on the left and just opening it out more works just fine and involves a whole lot less expenditure!...See MoreKitchen help please - Adding a fridge freezer
Comments (11)I think you're rather stuck on where to put a fridge freezer now the kitchen is done because it would need to go on the end of the run because of the height. I guess you could put it in the dining area along with a couple of larder units to make it one long continuous run if you're opting for a smaller table although I do like how it currently is. Regarding corners I would always plan a 900 L shaped base in each corner because you can then open each door offering you full and easy access to the whole area. Much cheaper than installing chromeworks in a cupboard for a decent brand....See Moreforever home for myself and my two children...shoe string budget..help
Comments (16)How about something like this. Shorten the kitchen and block off door to create a bathroom which should be relatively easy with regards to drains. Take down wall between existing kitchen and lounge and utilize the extended space under stairs for the kitchen diner. Create access to garage from kitchen and use part of garage for utility space. Garage could be extended forward at a later date. Use the current dining room as separate lounge. Also like Math's idea to square off the garden doorway from current lounge to make the back more uniform. You have a good size house so plenty of possibilities but I'm no expert so couldn't help with how much things would cost....See More- 10 years ago
