Comments (12)Mulled this over, overnight! Decided, way too much building work and knocking about to justify the cost, plus you lose the garage, which will most probably devalue as per Jonathan's comment above. Makes house less saleable, as main lounge now not seperate from rest of downstairs, therefore less appealing to some. Plus, having a room labelled Study / Play area / Entertaining............cannot see how you could possibly furnish such a room, too many dual purposes. My plan below, keeps it far more simple. Leave the garage, leave the Utility and Pantry, but change their uses. One becomes downstairs shower room, the other changes from pantry to Utility. Build across the end of the Hallway and make the area under the stairs a coat room. ( handy storage), this then seperates the back of the house from the front of the house. Now take out the downstairs loo and remove both walls, this opens up the Kitchen / Diner into one big space. Add a door from the kitchen to the playroom, which you can leave open to keep an eye on the kids. You have made massive improvements with far less building works, and, should you want to at some stage make the space even bigger at the back, which isn't necessary, you could add a ground floor rear extension. Comments (22)Dare i say it....................probably.......................conservatories have had their day. They will add space, but you have to keep closing the doors and going in and out as they're not the warmest of places unless you splash out on glass roofs, or dismiss the roof design and go for a solid plastered ceiling etc. I don't think it's dead space, it could be a really nice patio right outside the conservatory, after all, you wouldn't constantly want to sit on the grass, you have a patio. It's also directly off the lounge or dining area.........perfect. I know that extensions are more expensive, however, they add room and light because you can take the internal doors away. If you need more space, i'd get rid of the the conservatories and have an extension across the back taking in both spaces. Putting up another conservatory is just adding another box, and it will darken the room to the right and hide the lovely casement doors. So, an extension right across the back taking the two areas in is far preferable. Comments (32)You are right. i went into BQ yesterday to see what an 800 x 800 shower was like - IT WAS TINY. I think I need a 1000 x 800 minimum and as such whipped up two layouts where one requires the toilet to move to a new party wall whereas the other keeps the toilet on the exterior wall but moved closer to the window. The second layout proposal results in a small gap between toilet and shower enclosure. Im concerned that gap might be too tiny to walk through? FYI Wall with the window is exterior Wall to the left separates bedroom Wall with the door is internal Wall with the proposed toilet is the party wall with neighbour. i have also posted a vanilla layout of the room size including window and just the door. Is one of the proposed layouts better than the other? Are there any other layouts I could consider? Layout 2 - is the gap between the shower enclosure and toilet be ok? Comments (20)Wow, thanks for the replies everyone... especially Minnie!!!!! I LOVE the first one you posted and that is exactly what I had in mind!! (The cabinet shelves at the very back of the picture!) I think they look incredibly stylish and I would imagine it will be much cheaper getting a carpenter making that instead of buying a complete (real wood) kitchen. Re the washing machine and dishwasher, yes I have these and don't mind them being on display. I also have marble worktops, hence wanting a solid base for them to go on. Is that first picture a deVol kitchen too? I wonder how much they could do one like that for?...See Morejimsea01
