Comments (7)My 4.2 x 8m flat roof (fibre glass) extension with 3 rooflights and Alu bi-folds and side window & k rendered - plus electrics & plumbing/fitting of a downstairs bathroom & utility plus remodelling inside walls and replastering existing room and new room all came in at around £41k No floorings No heating panels if we want infra red vs using our old rads) No furniture ie no kitchen or bathroom Unpainted (prefer to do myself!) We are cutting down the utility to remove an external door cost, might skip the side kitchen window as will be light enough and taking out one roof light as two should be plenty as south facing. Could save by not having bifolds of course or going for white doors/windows instead of black/grey but some things I’m not willing to compromise on. Spent months looking at smaller options to reduce the size but came across more issues so stuck with the original. Firstly as suggested, a size would help and so would a floor plan as there might be ways of remodelling your internal layout so a smaller extension could work. Comments (6)I like Emily’s idea too. The reason I did it the original way is I have made an assumption that the current garage is built on the boundary with the neighbours (as was often the case in the 60s) and a two storey replacement would have to be 1m from the boundary. This means that building on the garage side of the house would be about 1 1/2 garages wide.
