Hi! You could achieve a lot of what you've mentioned with a relatively small rear single storey extension. It depends on how space efficient the design is. As well as how much space you need to move about, and the amount of space you need to have it feel good for you. Is the downstairs bedroom and ensuite necessary to accommodate mobility and access needs? If so then you could need bigger spaces for wheelchairs or mobility aids, etc. There may be alternative solutions that could make getting upstairs easier. You don't need a double storey extension, unless you want to make changes to the first floor. There are limits to the amount you can build within permitted development. Maximum of 50% of the land that forms the plot, and 4m for a detached house. You can also apply for extended permitted development which allows up to 8m for a detached house. There are other restrictions to heights and materials with permitted development. If you do work that requires planning permission there is planning legislation to be complied with but there is no specific limit to the size or form you can build. I really don't think you should ever be faced with "old" and unused space when you have a design for an extension. Any redesign of a home should be holistic and take account of both all the old space and all the new space to create a home that fully works and is integrated. If it's not integrated into a fully working home then it will always feel disjointed and uncomfortable. Best wishes with your home redesign! I don’t know the costs, but I have seen the odd horror story where the concrete has cracked, so you need to be very careful who you use to lay it. Another cheaper option is porcelain tiles in a concrete finish. Suitable with UFH and can be carried through to outside. Outdoor porcelain tends to be thicker at 20cm depth and more non slip than indoor porcelain. I used porcelain for my small patio (first pic). It needs a jet wash once or twice a year and it truly is non slip, even in the rain.
