Room layout -Really stuck with room layout

we 've lived with this room in this bare state for 18 months whilst trying to decide what to do with it -Basic aim is that there can be a safe area on separate telly where my son can play video games and be supervised from kitchen as he has a severe epilepsy -hence open plan layout -We would also like to have an area where we can all watch Tv -2 new sofas on order 250/213 cm long -all other furniture changeable -I know rugs etc too small/not right but just trying to cosy up a bit in meantime -Any suggestions gratefully accepted .Fireplace is being painted -colour is undercoat at present .

itsva lovely light filled room I would start with a good seating plan for conversation and good tv viewing. I feel at the moment too many sofa limit to two only and perhaps a couple of easy chairs you could also have sofa tables to define areas and rugs are great for this I love your table and chairs just where they are now lots of scope here as lovely big room with classic features cant go wrong really as has a natural classic good bones floors and stunning bay window I would use shutters there to show them off. please can we see after pic of this room

If you put the main tv in the area with the French doors - could you see your son from the kitchen ? ( it looks like you could )...
I've put together a very quick sketch of an idea to make the most of that beautiful fireplace nook - with a couple of fireside chairs - have either a round display table ( flowers /family photos etc) in the bay or add seating and use as an alternative dining / homework table ?
With your 2.5 and 2.3m sofa in the French room end ...

If you enable tv viewing /games etc in a tablet it could open up more opportunity too ?! Even if it's fixed in different places rather than hand held if that could be a problem ?

It's a gorgeous room. I love the dramatic colour. If you can bear to part with a few things and have a little bit of a purge of books and toys that will help to relieve storage pressure. Then you could create some cupboards to the bottom of the alcove shelves so that toys can be hidden away. Moving the piano to behind the door will help with creating a more open feeling when you first step into the room, but add a door stop so the door and piano are protected from hitting into each other. Moving the chaise to where the piano is now and adding storage trunk/window seat would create a nice grouped seating space. You could use a central low table with storage incorporated as a multi-functional coffee table and arts/crafts space for the children.

Good morning Hazel, Here's a link to a guide on small extensions under permitted development, if you haven't already looked at. https://interactive.planningportal.co.uk/mini-guide/extensions-single-storey/0 Once you have more idea on the construction of the extension and the exact dimensions, you'll be able to properly assess the internal space you have. You are correct in saying that it wouldn't be ideal to have to walk through the living space into the extension for the dining room. The proposed extension itself may not be ideal for a living/family area once a sofa and TV are in, as this won't leave much space for an external bi-fold/sliding door. Another option to explore is moving the kitchen to the left and having the living/family room to the right hand side (where the kitchen is currently situated). This will then mean the extension will hold the dining space.

Hi, I'm a bit stuck me need some help... please! I can't quite figure out what way to lay out my living room. I was planning a left facing tan leather sofa maybe along the left hand long wall and a mid century armchair under the bay window. The sockets the internet, ethernet etc are to the right of the fireplace or I'd have considered a right facing sofa under the bay the reverse way around. I'm a bit concerned the left hand option might be a bit of a visual block as you enter the room. Might it be worth changing the sockets to the left hand side to accommodate a bay window sofa? I plan to get a nice white fireplace surround and maybe a couple of matching cabinets but where to put them, it is a TV room too. Perhaps I need to keep the TV where it is or could it go to the right slightly on a bracket and pull it out when it being used? I'm getting more confused the more I look at it!

Hi Yasemin, I have added a very basic templated 3D model to give you the gist of how I’d lay out the space. Please take no notice of the styling, the templates are just what I had to hand on the computer. So I would use bench seating along the back wall for your dining table seating. This would allow you to push the table back further than you can with conventional chairs and thus keep traffic flow unrestricted through the space. There are a wide range of benches available these days from basic and beautiful wooden constructions (just add cushions if you wish), to sumptuous fully upholstered luxury pieces. There is also room for a sideboard for your tableware, you could create a beautiful sightline out of this by adorning it with table lamps and/or decorative accessories. Some wall art would be great here too. I wasn’t sure what the space was at the other end of the room (with glazed door), is this your main entrance? If it is you will need an outerwear storage facility of some sort. If its not a main traffic route then it could be a lovely space for a desk and study area. Good luck with your new apartment. L :)

I'm a little unsure when you say " a safe area on separate telly" whether you are using a monitor?

If so you could maybe try the smaller of the new sofas partway in the bay with a console table and table lamps behind it in the bay so it doesn't look odd. Larger sofa under the mirror with the tv under the stained glass where the table lamp is. I'd then add a coffee table in front of the large sofa and if room a lamp table to the side of the smaller one. Move the sideboard up a little so it sits within your son's area and put his tv on that. Move the other cabinet (where yours sons tv is) where your smaller sofa currently is but closer to the french door. Another alternative is to swap the dining area and your son's tv area. It's a beautiful house, I love the undercoat!

Thank you all for ideas -and nice comments -really helpful -yes I can see him from kitchen as food prep done on island just out of view-safe meaning trying to avoid too many sharp edges and ideally a rug to soften the blow whe he goes to ground.Will post pics when we eventually get sorted -
