Master bedroom layout for luxury apartment
Comments (8)I think much of these are based on ones preferences, for example, where as some people would not like to have a bathtub next to their bed as in option 1, this is an option i can see working successfully in modern concepts like in posh penthouses. Personally i feel the circulation around the bed is too tight, and with lots of wasted space around the bathtub. Option 2 seems to have focused more on the sitting space, again leaving the bed struggling for bedside stools and running the risk of feeling claustrophobic. Option 3 would be my preferred option and even though critics might argue "The bedroom is the room where one spends the least time of the day", my views are that for a Master bedroom to work, its design should be seen to centre its focus on the bed, other spaces should then shoot from this central space and this is what option 1 and 2 fails to capture. Other factors to consider when looking for an ideal room layout would be things like services, water supply and drainages for example, how far are water sources or draining off points, is the angle slope sufficient to these drain points. Power points & Power supply are they accessible in case of future repairs. How does the room ventilations work, Room traffic circulation and evacuations points in case of fire. Furniture arrangement and movements. These are important factors to consider and tend to influence ones options and should therefore be considered in advance so as to guide you as to the ideal option for your space. Comments (12)Do you plan to have a double bed in each room including your master? Having a 4 bedroom house, can give you the space to have a super king in your master bedroom which would balance the space out. Going with the 4 bedroom idea and having a larger master en-suite - it feels like there is a lot of empty unusable corridor space. I think this could be tweaked to make it a fabulous space... Just a brief look at your space, you have 3 wardrobes - could you make the middle one a door into the en-suite, allowing you to have a larger rectangle walk in shower opposite the bath. You could have also have drawers / dressing table on the wall as you come into the bedroom. Think about where the door to the master bedroom would be as it would ideally be balanced around the windows in the corridor. Presuming the windows are fixed. Could bedroom 2 have the door where the 5 bedroom layout is allowing more space for your bedroom door? The A/C cupboard - do you need it? Could you make it wider and smaller depth or a wardrobe for yourselves? It's a little difficult without measurements to work it all out... This is an example of the idea I suggested above. Comments (34)It really depends on what you want to achieve with your loft conversion. I've shown the stairs where I'm assuming they would work best to give you a masterbedroom suite - so with a walkthrough wardrobe and ensuite, to the back with a dormer extension, and potentially another room to the front with some rooflights. I don't really have enough information to be able to give you any definitive answers on that. This would be based on my assumptions of that kind of house, and the sort of things that most of my clients would ask for. Your house might be different and your needs and desires are unique to you, so are quite likely to vary from my assumptions. I think it's unlikely that you could do that loft conversion and the ground floor and other alterations within your £40k budget though. So that's why I would do it in stages and focus on the ground floor to begin with, because that seems to be the main area that doesn't work. I expect that increasing bedrooms will increase the value of your house a lot in London, so it might well be of interest to you from that perspective, but it might not really have that big of an impact on your life in your home for the short term. It depends on your priorities and what your long term plans are. Personally, if this was my home, then I would spend all of my £40k on the ground floor, use furniture to divide up the front bedroom for the kids, and even install a shower-room to the ground floor where I'm suggesting a loo/utility, and put the washing machine in the kitchen. Then I would get a really good sofa-bed and turn the lounge into a very flexible space that can be quickly and easily turned into a comfortable guest room, then let it on airbnb with guests using the downstairs shower room. That way I would quickly save up the money needed to do the loft conversion so I could have all the works done over a few years. That would be my approach, but airbnb is not for everyone and you may not need to do that to get together the extra money needed to do the loft in a few years time. it depends on your personal financial situation. There is a lot that depends on what you personally need and want, what your priorities are, and what your personal financial situation is. Comments (14)Matt, are you planning to lay this yourself or employ someone? Because the cost of fitting herringbone, especially glue down, will be more than the flooring itself. It will be A LOT. Which is false economy for a cheaper quality floor. There is a lot of prep work involved for glue down systems. Floor has to be levelled, latexed, polished, prepped. And they are a nightmare to get up if you ever needed to (eg water leak/bad scratch) I would spend more on a decent quality click style herringbone (it ‘clicks’ together rather than being glued to the substrate) & spend less on the fitting this way. So overall, even if the total cost is the same, you get better quality flooring that will last longer, is more durable, better quality & is easier to take up if you needed to in the future. Way faster & cheaper to fit, even a DIYer can fit it, really easy. Kahrs & Karndean (reputable brands) do it in 4 or 5 colours. QA Luvanto is another big brand, they do a good range of herringbone click in various colours. Lamett (Yukon range) have a good selection & is amazing quality & well priced. Moduleo do click style planks but not sure about Herringbone, have a look. Amtico & Polyfloor don’t yet, but will be moving towards this style as people are getting fed up of paying so much for the messy & expensive glue down fitting. Amtico & Polyflor now offer click style planks in some colours, but not yet HB. You could also search for ‘click herringbone LVT’ and ‘click parquet LVT’ on Google & see what you find. Main thing to look for is the wear layer (top layer) - the deeper the better. Also something with a good warranty (Min 10 years - but some are 20 years or even lifetime). Check out reviews, order samples (often free) & test them yourself with water & Key scratching! Anything designed for ‘heavy traffic’ or ‘commercial’ is of course going to be more hard wearing too & generally good. Also don’t be afraid to call/email the manufacturers direct for their recommendations, and to find out all the spec of the products so you could compare them. So, I would increase your budget for the floor itself - but decrease your budget for the fitting - by having a click version rather than glue down! £30m2 is realistic. How big is your area?
