What can I improve in a grade two listed property ?

Looking at purchasing a grade two listed black and white thatched house which has not been touched for thirty years. What will I be able to do to bring it into this century ?

Just bear in mind with a grade two listing you will need things to be approved before you do anything - so it will take longer, and probably cost more, than doing up an old house with no listing !

Hi Dean, fingers crossed you are correct re the listing..however I'd suggest you double check on britishlistedbuildings.co.uk Also......remember that there are other aspects which might still restrict what you can do, for example if you are close to another listed building and/or in a conservation area. So regardless of if it's listed or not my strong advice is to speak your local planning team before you proceed. Nearly everyone on this thread has said the same, that it's better to have an upfront conversation. Every local area is different and you might find something useful/encouraging/terrifying from speaking to them. It might help you on house price negotiation too. What a great space to work with! The ideas already mentioned by yourself and others are great. I have a couple other suggestions to add. Since you're keeping the wooden paneling as-is I think you can afford to break the rules a little an add in some large scale pale artwork (along with the mirror already suggested - personally I'd want to put that above the fireplace though). I would also add a large pale area rug which still feels in keeping with the age of the property. I've linked some suggestions below. I can't find a photo of exactly what I mean featuring paneling but hopefully the hallway pic gives you the idea. Then layer a multi-arm pendant and floor/table lamps to create an invitingly lit space.

I'd do exactly as Jonathan has done on the ground floor. The first floor can be re-configred in a miriad of ways depending on whom you wish to afford it to ie;- The boys and the Nanny, I'd still try for 3 bed, and En-Suite and a main bathroom. I think that whomever is using it, then you'll need an En-Suite either for yourselves or your Nanny. So something like this may work well. The loft is a whole different kettle of fish. 2 metres is okay - you can stand up in there. I'd certainly get rid of the pointless utility room and turn it over to storage as you have 3 boys, you're bound to need quite a bit. It's possible that you could re-arrange the entrance slightly and donate the long thin area over to a playroom, giving them more space to play indoors.

Agreed, although if the proposals are well thought through, presented with bclarity and respect the integrity of the listed fabric most things are possible.

important to always think ahead of the conservation offices view by having discussions in the early stages of the project.

What work are you looking to do? You can do lots to the interior without consent such as new kitchen, bathroom and any redecoration. If you were to touch original fireplaces, floors etc you may need consent. They are really interested in protecting the exterior, so new windows, any structural changes etc would need consent. I am "liaising" with my local council atm. I don't need listed building consent to paint the exterior of my house in a similar'ish colour and yet I need full planning permission (for which you pay) to paint the inside of my ugly "new" garden ŵall. I'm tempted just to paint my house and leave the ŵall a different colour! Your best bet is work out exactly what you want to do and ring the local council and they should be able to clarify.
