Need help for my kitchen extension.

Hi! We have planning permission for a single storey kitchen extension and it is coming in on average around 35k, before adding the decorating, flooring and new kitchen. Any ideas how to reduce this? Perhaps a conservatory extension although have always thought this a bad idea. Thanks in advance.

You might make a modest saving by having a flat roof rather than a pitch. Consider if this would sit well with your house or could be disguised behind a parapet wall.
Also consider if this would add security concerns.
You might be able to make some cost efficiencies such as choosing off the shelf French doors in a standard size rather than more expensive bifolds. You could work with the builder to see if there are particularly large steels needed and if an alternate design would reduce this cost.
What is the extension clad in? Is it an expensive brick- is there a cheaper alternative such as render?
Can you reuse windows and doors from the original back of the house?
You could perhaps decorate yourselves shaving a modest amount from the price.
Lastly look at if you can raise the money on a mortgage as you might be pleasantly surprised about the affordability so hopefully you can get what you want and likely add much more to your homes value than you are spending.

You could explore the idea of an open plan concept within the original footprint of your house, by removing a wall or two.

Thanks for these. Im not sure if we can do the extra corner bit for number five, but I do like the layout, it will depend on cost, also don't need two tv areas, as we have a front lounge in the house anyway. the office was supposed to be a mixed use room, as a playroom with kids storage and also an occasional bedroom, so sofa bed In there. I know many people have hobs and sinks on islands, but I just think i'll end up dumping things on there.. I have four in the family, two adults, two kids, but we have a lot of people round for entertaining and parties, so space is what I'm after, but was also looking for somewhere the kids can go out of the way from adults if need be. As for kitchen, the reason for having large larder is to put not only food/drink spare fridge in there, but also things we don't use all that often in the kitchen, equipment etc.. I like everything clean and hidden away. The office on number 5 would be separate anyway as this concept includes sliding doors, which fold into the wall, so only entrance would be from outside, not sure if I can afford these yet though. Please keep suggestions coming, or alternatives, all welcome as I can't visualise.. thanks

Definitely no way!! You would regret losing part of the view to the garden. And it just doesn't make sense to have a bathroom off kitchen. Either do as bagpuss' plan above, or use that whole space for a shower/ bathroom if you need more facilities. If it was me, I'd like a utility area somewhere, perhaps you could combine this with shower room? Or have two separate rooms, wc and a single wall utility. If you do any laundry at home it is useful to have a dedicated space for this. Mine is approx 1.5m square but I'd be lost without it!! Attached pic of one Houzz one I like (seems to have popped into the middle somehow!) Wouldn't have to be this big even. And although it depends on your budget, I'd definitely try and get a pitch roof or a lantern in that ceiling to let in more natural light.

Hi. A non-pro idea, ignoring the cost of moving utilities.. It's not drawn to scale but I think/hope (!) it would work leaving a 3ft passageway around most things. I'd put sliding or folding doors on the play room so it can be opened and closed as necessary. I'd close off the living room access. You can put a sink/hob etc on the island or alternatively a shorter Island with an L shaped kitchen. You don't get a view of the garden directly from the front door but you do from the hall

I'm spitballing here as I don't have a great deal of specifics to work with. How about meeting in the middle with a glass-orientated extension that doesn't look like a conservatory.

My 4.2 x 8m flat roof (fibre glass) extension with 3 rooflights and Alu bi-folds and side window & k rendered - plus electrics & plumbing/fitting of a downstairs bathroom & utility plus remodelling inside walls and replastering existing room and new room all came in at around £41k

No floorings
No heating panels if we want infra red vs using our old rads)
No furniture ie no kitchen or bathroom
Unpainted (prefer to do myself!)

We are cutting down the utility to remove an external door cost, might skip the side kitchen window as will be light enough and taking out one roof light as two should be plenty as south facing.

Could save by not having bifolds of course or going for white doors/windows instead of black/grey but some things I’m not willing to compromise on.

Spent months looking at smaller options to reduce the size but came across more issues so stuck with the original.

Firstly as suggested, a size would help and so would a floor plan as there might be ways of remodelling your internal layout so a smaller extension could work.

I actually redesigned my friends house on an app and reconfigured their back room to extend out only by 2m but it gave them a much better space than they have already.
