Downstairs layout, replacing existing conservatories with extension

We would appreciate advice regarding the layout of downstairs extension. The back of the house faces south east and has beautiful views over open countryside which we want to take full advantage of. After living in the house for over a year now we have decided against a completely open plan layout and intend to keep the supporting wall between the kitchen and living area and have a pocket sliding door or similar between the dining area and living area. In the current plan there will be velux windows in the roof of the dining area and the ceiling will be continuous in the living area.
The kitchen layout on this plan is preliminary and I think we can do much better. We may add in an opening window near the sink. I do want to include a hob in the island. I am going to get some further design help with this but want to develop my own thinking further and be clearer before I do this. Any advice appreciated.

I wondered if the extra length to the back reception had any purpose and if you might be better spending the cash on a few extra feet behind the kitchen dining area?

I wonder if maybe your planned snug is extremely small, compared to all the open plan space? Also, you seem unsure what it's going to be used for, which could lead to it becoming a 'nothing' room. It can't be both playroom and office without causing a lot of tension! Really think about how you like to use the different spaces in your house at the moment, and what is missing. I would personally use the intended snug as an office, use the current kitchen as a playroom - and keep those walls. I'd also build a new wall between the current dining room and kitchen to keep the office and playroom separate! Then I would remove the wall between the living room and conservatory and the dividing wall in the conservatory, put the dining room as you have on your plan, but move the kitchen to the bottom left corner of the drawing. That's just my opinion though - you have to think about what would work for you!

Colourwisedesign, what a beautiful home, they've definitely made an amazing transformation. I like the glass doors, I'm just worried about light but I'm going to look into this definitely as it looks fantastic. Thanks so much. Yes, we have a back door to get into the kitchen that goes in via the conservatory at the minute. My only reservation with laundry and toilet in the area you mentioned is it'd take up space of my decent sized window so it'd darken the kitchen but I love annavals idea of a small toilet under the stairs. I am thinking a toilet in the area you mentioned would make sense, I know its a small space but I don't even mind if I just fit in one of those toilets with a sink above, you'd only use it for a second anyway. We have 2 nicer bathrooms upstairs. Can I ask, on the side of the kitchen that I can't see from the photos, do you have worktop space? The opposite side to your hob. Our current kitchen just has wall cabinets but I kind of feel it's a waste of some space. Interesting seeing you've put your laundry on the side, we could do that, we have the space but my husband is regularly carrying tools and large things down the side of the house to the bottom of our garden where we have storage (he's a builder so think he needs to be able to do that really). So I think that rules out side extension for us. I'm thinking there might be a small amount of room on one side of the new extension though as I don't mind if it's a tiny room (stacked washer and dryer and a small amount of space to put some clothes out to air - I've seen them cables on the ceiling to save space). Only reason I want one is because I get sick of seeing my washing on my clothes horse in the kitchen all of the time! It makes it look messy. Thanks so much everyone. Hi, If you open the plan (big beam below existing rear wall) then I would move the kitchen in the new extension, put the toilet and utility where the kitchen is now, but to be honest the options are endless.. Feel free to get in touch if you need help with the design and drawings. Cheers

Never sure about separate playrooms. If your children are young, you’ll want them in the kitchen/open plan space so you can all be together as a family during the day. If they’re a bit older, they could play (games consoles etc) in the front living room. I think your current design might mean you just have a walk way through to your kitchen with no purpose. How about opening up the whole of the back into one big space with plenty of built-in cupboard storage for toys? Kids are little for such a short time really, it seems a shame to ‘lose’ that space. Also can you have windows on that side of your house? If not, potentially the playroom would be dingy. Just my thoughts! H x

That is a good point. I have thought of staggering the line at the back. Unfortunately that would not work with our garden as we have limited space at the back and the extension would shade a large area.
The current living room is small and I am concerned we are creating a long narrow room. We have got used to the cosy space but when the family return home it is too small. The living room at the front will be more a snug/office space when we are finished. I am attaching some photos of the current room/conservatory.
