Hi, I think metallics are great for anything glamorous and also purples and other deep colours. For anything fashion inspired I usually go to classics, like Audrey Hepburn and other 1940's type styles. However if you were thinking something more with colour, framed fashion drawings like the ones Hayden Williams does would be a great way to tie in fashion and colour. Also for lighting I found this really cute bow-shaped lamp which might be perfect.

We would say that your best bet is to go with wooden venetians, they come in a huge range of colours and give you that plantation shutter look, but without the bulk or price tag. They can be partly closed in the morning - giving you privacy but also giving you control over the light coming in. With larger slats you can angle the light towards the ceiling or towards the floor. Hi Tracey, I think the hallway is a great idea and will be lovely to see the garden rather than a wall straight in front of you when you walk in :) I think if that's your main purpose for the utility then I doubt it will matter that it's not accessed through the kitchen; I know several of our friends also use it to house occasional kitchen items like mixers, bread makers, food procesers and bulky items etc so then of course it's useful to have access from the kitchen but if not then I think it will almost be easier if people aren't walking through your kitchen to get coats and boots etc. I guess my only thought on no TV would be as the children get a little bit older perhaps you may like to have two spaces so not everyone has to watch the same thing in the living room at the same time? It may be easier to plan to have the option of a TV even if you don't put one up for now. With a lovely big space like that I'd give a lot of thought to kitchen planning and what you want where; with a big family you'll clearly want to zone it so the children aren't using your main kitchen work zone as a through fare and pop things like the toaster and snacks somewhere so they can help themselves without getting in your way if your cooking dinner :) We managed to squeeze a walk in pantry into our renovation and I have to say it makes such a big difference - if you've got the space I'd highly recommend it. Have you got architect or designer on board who can do you some 3D renders of different layouts of the space to consider? Best wishes Claire

Hello Summerfield, Hope you are well and the process of choosing a builder and limiting the works to your budget is not being a pain for you. In my experience, as Maths-wife and i-architect have said, the total cost of the construction depends on the quality you look for and the market situation or even availability of builders. Sometimes it is more expensive to build because they are busier and they ask more for the same work, or just because they don't have experience doing what you are asking them to do. Also, usually good builders are more expensive, because they know they will have work even if they ask for more money. Independently of those circumstances, a good way to calculate the overall cost of the construction for a standard work would be the following: For an extension we estimate around £1800-£2000/sqm. If you are extending/refurbishing around 40sqm, then it would be around £80k just for the foundation, structure, walls, (have in mind that you have a very long metal beam in the design, and it is more expensive to install too). On top of that you have to add the cost of the kitchen (it could be around £15000 including appliances and the kitchen island), the utility and bathroom (£5k each), and the bifolding door (usually I estimate £1000 per panel as average, including supply and installation). Finally, I add around £800-£1000 per skylight (supply and installation too). Adding all of it you could have an idea of the maximum they should ask you for it. Obviously this is including their profit, labour, materials, etc and you can find something cheaper depending, as described above, on the market and each particular construction company.
