Victorian open plan living/dining room layout ideas please!!

Does anyone have any great photos of when a living room has been knocked through into the dining room in a Victorian terraced? We've just bought a house which has this wonderful space but I'm unsure how to lay out the furniture without it looking like a jumble. We don't need use the dining area for eating as we have a large kitchen/family room. I've attached the floor plan to show the area I mean. Thanks!

Hi Holly,

How is the renovation going? Looking at the layout, it looks as though knocking through the wall which separates the kitchen from the reception room 2 would open up this space to create a more suitable layout for your needs. Is this what you're currently planning on doing?

Sometimes knocked through areas aren't the best idea - it can make you feel like the space needs to be one whole whereas in fact for living and getting on well with family members(!) sometimes spaces do need to be segregated. If you don't need the area for dining I would have a think about what you actually spend time doing at home, what are the things you gravitate to most - and then think about creating separate areas for those activities - design the space around you and your family, not the other way round. e.g a music area if you play music, a reading room/library , a tv/screen snug area, a games table - a table for large jigsaws, sewing, hobbies etc. Hope this helps.

Congrats on making so much of a small space - this really is a beautiful room! I think the first layout or the very last layout (with the sofa against the stairs) works best and makes the most of the space without making it tricky to get back and forth like you said. Hi there, We recently reconfigured our downstairs as part of a complete renovation and have to say that having a professional on board was a life saver! We used Gina from Create Perfect (above) and she helped us work out how to configure the space to work best for our life. For what you'll spend on the building work and / or a new kitchen you'll probably be very pleasantly surprised by the cost (hundreds rather than thousands) A good designer will come up with 3D images of different layouts and configurations and from there you can pick your favourites and get them to take them a step further so you end up with 3D renders and also YouTube videos of 'walk arounds' in the space, so you can see exactly how the space would look and feel. Here's a few from ours if it helps... we're not finished but it does show how much Gina helped us with a vision to take three separate rooms through to a new layout for our downstairs (we have a separate lounge not included) Separate rooms to start with and a floorplan I was brain dead from looking at... The 3D pics we had to help from our designer... And a few of how it looks so far (lots still to do and most of the furniture still missing / makeshift at the moment but you'll get the idea) Without the help of a professional designer in deciding the new layout goodness knows what we'd have ended up with! There's only so many times you can look at a floor plan and try and imagine how it will all turn out! Good luck whatever you decide- sounds like an exciting project

Given that the wall where the hob is 2 meters in the Kitchen would it help if you have full height units along that wall instead of a few wall units. You can have a fridge freezer then a tall unit to house your oven and or microwave and have a corner sink. or have tall units on either side and have the sink where the hob is currently. that will help increase your storage space and also have a lot of units put in. You could then have a 1.8 meter kitchen island with your hob etc with more storage and breakfast bar etc. if you can extend into the current dining area slightly even 60cm that will help add another tall unit. Presume you already have a toilet under the stairs. You could move the current door at the back which is on one corner to the middle with bifold doors as you will not have any units there. That will give you more light and a view of the garden. you can build a utility room with your washing machine dishwasher and also have a pantry . As it is one open space would try to have a raised dining area even if it is 15cm and drop it back in the kitchen area. That will give a bit of height in the dining area and guests can get a glimpse of the garden even when they are seated beyond the kitchen island… Would recommend a wooden floor running all the way from the living to the kitchen. i would lay it in a Chevron pattern drawing your eyes all the way to the garden. if you raise the floor in the dining area, you can create some clever storage there.

Hm, ok, I played a bit with your layout. Top one was assuming the bedroom was a spare. Bottom one with a shared bathroom, a toilet and a good sized utility (vacuum, washing machine, hanging some clothes outside). Personally I'd prefer the L-kitchen as it would leave more living space and a corner unit (I love those Lemans types), 3x 90cm drawers on the cooking side and 4x 60cm fronts on the sink side. Massive sectional sofa, just because I could.

Holly, not a bad dialema and what great spaces you have to play with! There are so many options for you here. I have worked on these type of properties for over 9 years and I always provide the same advice to a client.

You will need to consider how you want to use the space/the environment that you want to create in order to determine where you will place the furniture. Key elements such as how you intend to travel through the property, what is practical for you, how your family spend their time at home etc. will all dictate the interior configuration. For example, some of my clients would look to create a formal reception room at the front of the property, introducing a door from the hallway. They would then utilise the second reception room as a play/TV area, library, piano space or even insert the kitchen within this zone and create a very large open plan dining/entertainment space (large sofa/TV area) at the rear, directly connected to the garden. As you can see there are so many points to consider. Have you thought about appointing a team to assist you with the space planning/visualising how it could look?

You could always use folding doors or even sliding doors if there is enough wall space between the two rooms. The open plan looks great makng it a more sociable instead of being shut away into zones. Open plan allows light to pour in making it look more attractive.
