Need help for my period London Flat
Comments (14)I've been mulling over this one too ! I think if I, as in me personally, were living here, I would put a Murphy bed in the top left corner of the lounge - so I'd wake up with the sun coming in ... I'd put a run of ceiling high wardrobes with rolling ladder along the right lounge wall to the new door ... ( so it would look like enclose library cupboards ) I'd put tall integrated FF, oven and tall store cupboard the other side of the fire place ( to match the closed Murphy bed ) I'd knock down the bedroom /kitchen wall have an island for my sink / hob and to eat at - I'd put an L shape sofa in front of the fire, floated in the middle of the room as would need to be cosy - it's a NE facing room remember - then in the old bedroom space is have shower where the old entrance was, opening into the loo area . ( you could possibly put a bath with shower over - but it would feel a bit too enclosed for me ) I'd straighten the loo wall to the window and replace opening door with sliding one . And I'd have a second seating area in the old bedroom that will be the sunniest spot all afternoon and evening ... Perhaps have a sofa bed in that spot . I doubt that it would increase the value though ! As would loose the classification that a separate bedroom brings... But use the best of the natural light that makes living nicer ! Adding an incredibly rough sketch as I'm mad busy at the moment - but as you asked specifically - I wanted to make sure I responded ....See MoreHelp needed to change flat layout & create 3rd bedroom
Comments (14)Hi again Jane. Any external changes, including windows, may require planning permission. If the property is a block of flats or mansion block this may be more of a challenge. You may have permitted development rights, which can be another good option. Any change, however small, is likely to be subject to a license to alter especially if there's a management company or a remote freeholder. This includes windows in any shape or form. As unreasonable as it may appear, The licensee / freeholder can quite legitimately sell you the space and the roof structure and then request a full license to alter application. It's also not a given that the you be awarded the license. Sorry if this comes across all doom and gloom. There usually ways design challenges. understanding all the risks as well as the potential is important....See Moremezzanine floor 10ft ceilings
Comments (8)Most ceilings are 2.7 m high which is about 8'6" so you only have 18" more. This means that if you built a mezzanine you wouldn't be able to stand up in it and the room below will have a low ceiling. Also it doesn't look like you have a solid wall on both sides of the kitchen so you may have nothing to attach the joists too. Personally I would abandoned the idea. Instead I would decorate to show off the space you have. Firstly I would add some really substantial coving and perhaps a picture rail. I would paint the ceiling a pale grey, coving and woodwork a soft white and then a deeper colour for the walls. I might also see if I could get cornice put on top of the kitchen to make it feel more expensive....See MoreSmall Studio Flat Remodel Approx. 26m2
