The side return extension will be built over the bedroom window, which we plan to build patio type door

Apparently you need a fire escape/window from the middle bedroom, so we've been told that leaving a small courtyard (1m sq ish) is the most practical way. I don't know if the fir escape needs to have access to the garden though.... Anyone?!

Hello Kimbames, I think rendering the inside of the fireplace would take away some of the fireplaces charm.. If they don't have mantel or surround they can look really good with a plainer aesthetic - unless you don't wish to use it? Having the chimney swept is the best way to clean the chimney and must be done if you intend to use it in any way.. If you are going to install a wood burning stove you could still have exposed brick, it would be a nice, more authentic aesthetic actually rather than render.. but that's just my suggestion.. : ))

Hi Yvonne! Would you consider swithcing the possition of the samll bedroom and the living area? You can make one big connected space with the entrance hall, hte kitchen space, the small bedroom and part of the actual living room. The living room will face South East ( nice orientation, much better tan Noth West). This will allow you to change the position of the bathroom door, or at least, not feel that you need to go across the kitchen to go to the bathroom. I attach some photos of an apartment we renovated, where the kitchen is right on the entrance hall, and open to the living area... Good luck with the renovation! As I say, I can't reconcile the dimensions. There appears to be a 2ft ( roughly ) discrepancy across the width of the house. ie, if the kitchen is 22ft long, then I can't make the lounge, Hallway and study fit in to that measurement. The lounge and study add up to 19ft, which would leave 3ft for the Hallway and staircase, so that wouldn't work, and something is amiss. Also, the study is down as 1.45m which isn't 7'10".......I had to make it a rough guide! So, this is what i'd go for as a plan b, following the initial amendment upstairs.................If you did the extension.............it would look roughly like this:- I managed to fix the dimensions, so later i'll put them back on Plan A x
