Interior layout - help needed, feel like we may have lost the plot

Hi, we have received planning approval and going through building reg / structural eng stage and feel we have lost our way!!
It is 2 story extension on lounge side and single story on kitchen/ family area and now think we may just have it as one massive space, but don't think the layout overall is right. Not enough storage, utility seems small and not sure we really want to go out front of house by 3 m either now.
It is a 1920's style and was just getting kitchen layouts etc. But seem to have lost our way. Please help.

Comments (12)Hi everybody, thank you so much for your help! I quite like the idea of a warm grey, as Steven suggested. We haven't really considered glass splashback, Shaun, we were set on tiles, but I'll be going out this weekend and would certainly look at both, hopefully come back with a few samples. Minnie, I really like the tiles and rug you've chosen. We had a rug under the coffee table, that was lighter, it didn't last! I think we will need something more hardwearing. I would love to have a plant on the left of the TV, but unfortunately the radiator is there. I might have to look for a plant that enjoys the heat! I had initially chosen a shelf to go above the TV and it was long and white and it just didn't look right. I'll try again with smaller staggered ones. The mirrors above the dining table were from the old layout and I tried to find a use for them but I can see how a nice picture would work better. The pink cushions are really nice, Carolina. We only kept the grey ones because they came with the sofa. I know what you mean about the chair under the stairs. We do pull it out whenever someone comes over and can sit around the table. Comments (32)Reading all of this, and in particular redrawing the plans, I am beginning to feel maybe I am guilty of misleading with respect to what goes where. Probably by labeling with the names given by the kitchen supplier. It didn’t seem to matter when I was concerned about rows of units creating a corridor. On my original plan the island unit was shown with six pan drawers, three of them will probably be used for food storage; for things like rice, the three types of flour, the four types of sugar and the pasta that we use regularly. Also things like tinned foods and probably breakfast cereal, tea and coffee. The larder on the other hand will likely be used for storing things like multi-packs of tins and the large packets of rice that get decanted to a container as needed instead of going out to by another small bag. So, looking at all this perhaps my original design does cover all the bases as far as the working triangle / functional areas goes. What does anyone think? Comments (16)Hi Lauren, That's probably the biggest utility room I've seen on a house of this size! I think its a bit over kill and being right in the centre of your house it will clog up the flow and make the house feel disjointed. In order to have a functional house with good flow and lots of natural light you are going to have to rethink the whole floor plan. I don't think the split level idea is worth considering unless your ceilings are very low. Random steps in the house look great magazine pictures and in some limited scenarios are useful but they are not practical for kids, prams, elderly, disabled and the poor delivery guy that has to deliver your washing machine and take away the old one! You've just added an unnecessary trip hazard to your home. I would instead consider raising the patio at a later date when finances allow. In a house of this size a single level floor is safer, will make your house feel more open and coherent. So firstly I think you need a new tape measure! I couldn't work with any of your measurements. None of them add up! I had to base the plans on the measurements the architect labelled and work from there. So my solution for your house is a simple one but I think it will have a big impact and that is to change the stairs from straight to quarter turn at the bottom... Now you can utilise the space next to the front door and I would use this space for the wc. The next few steps could be omitted if the budget is too tight but I do think they would really make your house work well for you. I would build a small porch and remove the existing front door and opening. I would place the coat closet/ storage in the porch. I would reduce the size of the living room by extending the hall by the amount of space taken by the WC. This would create a spacious entrance great for prams, school bags, and shopping trips etc. I think the lounge should be small and cosy, used for watching Tv, reading, quiet time etc. I would remove a large section of the lounge wall and replace with a sliding wall or glazed doors. This means you can have the whole house open plan when you want it that way and the lounge closed off when you want a quiet cosy space. I'm not sure why you say you need a side entrance but I've left it in and created a small utility entrance with storage there. I would move the washing machine and dryer under the stairs. (I have made doors are transparent in the drawings to show their location). I would remove the living room window as I think with the bi fold and the huge skylight, the window is unecessary, as it faces a wall so won't be adding much to the light levels in the house. This leaves the remaining area completely open plan and able to accommodate a large kitchen with island and bar stool seating with 8, extending to 10 seater dining table and a comfortable lounge area. The thinking behind this layout was to take all the centralised "utility" area and divide it up and place it along the edges of the house, freeing up the centre for a spacious open plan living area. If you consider the porch storage, side entrance, wc and washer/dryer stack area, you actually have more "utility" area than before, but here it goes unnoticed and doesn't clog up the flow of the house. The sliding wall, along with the spread out utilities would help create a home where you and your husband get what you both want from it. With the sliding wall open, a large spacious home with great sight lines through out and utilities that aren't in your face. And with it closed, the same spacious home with lots of useful storage and utility space, and a nice quiet retreat to get away from it all. 8 years agoThese are current thought on kitchen but now that we are thinking of having it all as one space to include lounge, we think we could probably have a window in this area instead of sliding doors and so maybe get more units and still incorporate utility into main space and not need to extend garage out so far. Welcome anyone's thoughts.

8 years agoThese were a couple of other designs prior to us removing wall between kitchen and lounge but doesn't fit a dining table.
Agree front room currently worded as "dining " would be a snug / formal lounge.

7 years agoI'm slightly confused by trying to follow this thread, so apologies if this duplicates. Which way does the kitchen window face? Unless there is good reason-direct South? -it may be a pity to demolish any 1920's integrity, especially if only to install dated bi-fold doors. A large aluminium deco style window might be a better idea as it will add character as well as extra low level storage possibilities.Your doors to the garden could be sliding, with glazing bars, or Double French doors. (Photo suggestions attached)
If you follow the graph paper plan, then you could also put a sink, dishwasher and noisy machinery in the utility area so that your main living space isn't affected by washing up. It could be a great prep area too and keep unnecessary noise to a minimum as acoustics are really important in a communal space. Food for thought! Best of luck.
