Sectional? Type? Or two sofas? Furniture layout help!

Building a new house and concerned existing sectional will stick out into cased opening on the bottom of photo. Sectional is 96x96" and the wall it is against is 16' from the entertainment built ins. Cased opening is 5.5-6' wide so clearance is not an issue. ( please disregard the colors in the CGI - just made it for spatial reference)

Help/thoughts appreciated. I am open to anything- existing sofa, sectional with chaise, two sofas, move chairs, modernist sofa, anything.

Hi ML I would certainly consider pulling the sectional off the wall where the cased opening is and think about floating it more to center with you built ins. You could then relocate your pair of chairs and have them symmetrical on either side of the built in area. The back of the sectional will also help provide a natural divider in between your dining space,. pair of sofas facing each other across fireplace, pair of chairs facing fireplace, (pair of stools with back to fireplace if large space and more seating needed) is my favorite set of options.

Hello appletonk, Well you can create a hallway with screens and or modular pieces that can create shelving and interesting focal point. Or perhaps a wooden room divider/shelving.. I'll see if I can find a pic.. If not.... yes.. you could build back in a hallway... What I have been drawn to is the kitchen.. Could you start your kitchen on that right hand wall other side of the stairs.. So corner could start with large items such as larder or fridge freezer.. then you carry it along at 6m you could have a single galley and then the opposite side would be open which would be rather nice at that end with the french doors.. That area you mention to use as a playroom could also be a utility room/laundry if you don't want the washing machine and dryer in the picture, depending on the size could be stacked up one above the other.. Alternatively a beautiful model could look good on view! One such machine would be the Samsung Eco Bubble... Oh and if you have younger children they might like this.... : )) It's the back of said machine... A little smiling chap! Have to say it's the best washing machine I have had.. Well mine's a washer/dryer but it sings a tune and is utterly fabulous!! Here's one room divider shelving that I found and love but equally anything you like.. I also like the architectural element of this which I think is beautiful as empty as it is here in the picture...

Hi Katie, here are some ideas for creating a lounge feel for your home while maintaining open spaces. Aside from adding area rugs to spaces you want defined, adding tables and matching lamps, thematic décor and colour throughout also helps. A lounge feel can be affected by art, lighting, so dimmable lights are highly recommended. I like Vera's designs. Tucking the table away against the wall when you are not entertaining is a great way to increase space in the room for the rest of the time. I also think an extending table could help you a lot - so you can shrink it down when you are not entertaining. I would also advise against a farmhouse table, as they usually have very chunky legs! In a small space I always advise a table with legs which are recessed under the table top, a bit like the one below from trusty old JL (though it is a bit big for your needs). That will affect what you should prioritise - if you are only entertaining in here and you have another place to eat in the kitchen that will make a difference. You could also try made.com for small furniture - I have a small living room/kitchen and got both my sofa and a chaise from there 3 or 4 years ago and the dimensions are great for the room.
