Island & Back wall dimensions

Hi - First off, this kitchen is amazing. Very cool yet the neutral tones make it relaxed and not overly-modern. What is the island length and length of the back wall (to about the last Miele)? So great!

Hi, thanks for your comment- all of our kitchen projects vary from small to a size as large as this one.

The island length is about 6 meters and the back wall is about 10 meters.

Oh, you sound so stressed! Other than the 3D rendering, I would recommend the old cardboard box trick to show how tight all the spaces are. Not only will you not be able to stand in front of your beautiful sleek drawers when you open them - you'll have to stand next to them - imagine coming in the door from the hall with a bag of shopping or your kids coming in with backpacks and then sliding through an 87 cm space. You need a lot more circulation space for a comfortable, working kitchen AND you won't be able to visually appreciate this island of your dreams where it is currently (as Jonathan said). Perhaps move the kitchen and island down in front of the internal bifold doors so you can see the island from a distance and gain more width and then have the seating at the end with the TV on the wall you already suggested, like this photo that J posted: Good luck!

Hi Leila, I think Jonathan has hit the nail on the head with his comment, I know it's something you don't want to hear because you've probably already made up your mind about 70% to go with your layout design. I'm pretty sure it won't add as much value as another house with an open plan layout. As long you will accept the fact that when you sell the house in the future it won't be valued as much as another house down your street with an open plan layout then that is fine. Buyers will definitely think you done it on the cheap so won't want to pay the price you are expecting but you are expecting a certain price because you've done an extension but it's not an extension that people want unless it's at the right price so if anything, your house might take longer to sell. Of course there will be exceptions, people desperate to move into the area for schools, if you are in a very desirable street etc so you might be abe to sell quicker ( no-one can ever predict the market at the time ). An extension is a lot of money so best to try and get it right even if it means saving up for a few more years, it's not like deciding on a kitchen or bathroom layout out ( bath or no bath sort of question ) which can easily be changed. If you decide to go down the route of knocking down the back walls perhaps you could use the original window in the new back wall and also re-use the bricks that were knocked down to build the new extension? It might save a little bit of money and one of my neighbours has done this. I didn't think of this at the time and I'm pretty sure my builder took all of my good london stock bricks to use on another job as I remember he stacked them all up in a nice pile rather than put them in the skip!! Good luck, I'm sure a fab architect would be able to do some amazing design for you and we would love to see it if you follow your design :-).

We have a kitchen similar to your design with the big island and no dining table and find it great - we cook a lot and having a big island that works as a worktop and a table for meals is great, if difficult to keep uncluttered. I would add that we do have a big dining table elsewhere for when we have guests, so you may want to consider if you have space for it elsewhere. Islands also provide with good storage, and you can always put a sideboard or dresser where the armchairs are in that design of you really need more, so wouldn't really go for the design with no island and no table. Never had a peninsula but I can see how it may not be very practical in such a big space. Best of luck!!

Hi Sonia, The design you currently have looks like it creates a great amount of space but results in 2 separate living spaces next to each other towards the front of the house. Both of these would have to be walked through to get to the kitchen or dining space. My recommendation is to switch the living and kitchen spaces around. As per your notes, I have reduced the length of the extension to 5m, and replaced the shower room with a under stairs W/C. The hallway now opens directly into the kitchen, with a breakfast bar and walkway on one side so that the living and dining area can be accessed without going through the kitchen area. A double door is added from the kitchen to the front room so it can be connected or separated as desired. The kitchen and a small utility space partly extend into the extension to allow more space for cupboards (thought this could be reduced if you preferred more living space). Then at the back of the house, a large living and dining space could open out onto the patio with a full width set of bifold doors. Please let me know what you think?
