Help please -Change of plans to extend and demolish instead

I wonder if anyone can help with a planning and VAT rating question please?
We have a 1970s bungalow with existing planning to build a small two storey extension to the rear and a full second floor extension built on the existing footprint of the house.
We have quotes in to build and it appears with the complexity of upgrading the existing structure for insulation and structural integrity it may be easier and produce a better result to demolish the existing house and start again.
Can anyone advise on the implications on the existing planning (assuming the design and footprint does not change from that on the planning approval).
Also, we understand a new build would qualify for zero rated VAT. What would we need to do to take advantage of this?
