Hello Mrs G! I personally love the tile, it really is beautiful and that's why it needs to be highlighted. Having too much of it will drown it so to speak so I would do either one of these 2 options: 1) Leave it on the main floor only. Then on the platform floor and wall, up to the window, I would put a matte grey tile of the exact same colour as the grey in your feature tile. 2) Or put it only on the wall behind the bath up to the ceiling a bit like this: I really think that's your 2 options as otherwise it might be too much. With these I think you'll agree it "frames" the tiles more so they have a real impact. Hope that helps! Anthony

Here are my go-to evergreen shrubs: Choisya ternata (you can also use the gold variety 'Sundance') - keep it clipped into a mounded to control size, beautiful, scented white flowers in summer, Osmanthus heterophyllus 'Goshiki' - looks a bit like holly and very tough, again, keep clipped - it won't grow too large and stays in a tight shape, Myrtus communis - again, white flowers, again holds a nice shape, but keep clipped so it doesn't get too big, Hebe pinguifolia 'Sutherlandii' - is a low growing mound forming Hebe with white flowers in summer, doesn't need pruning, pair the Hebe with Phormium 'Bronze Baby' for contrast - it's a smaller Phormium and hardier than some. Use some Hydrangeas and Paeonies for a spot of colour. I would not use Cordeline as they eventually grow a stem and get very large and leggy. Put in some grasses for texture - depending on how big you want to go. Smaller grasses - Pennisetum 'Hamelyn', Deschampsia cesspitosa, Stipa tenuissima. Larger grasses - Mischanthus, Calamagrostis. Cut back in late winter - very easy to look after. Instead of annuals use low-growing perennials - die back in winter, re-emerge in summer, so need to re-plant each year. My favourites - Geranium 'Rozanne', Sedum 'Purple Emperor', Geranium 'Dragonsheart', Eryngium 'Bourgatii', Vinca minor, Teucrium lucidris, Heuchera 'Obsidian'. If you want some taller perennials use Salvia 'Caradonna', Helenium 'Wyndley', Kniphofia 'Tawny King', Veranicastrum 'Apollo', Echinacea 'Purpurea', Aster frikartii 'Monch', Iris 'Butter and Sugar'. Plant in minimum clumps of 3 and upwards in odd numbered groups. Add some early flowering bulbs and you should have colour year-round. Go onto the Crocus web site for a bit more inspiration on what to plant.

Hi Sunny, I'm guessing the layout is like this then? Which is why you wanted a 900mm wide shower. I'd actually go with the 900 x 1200 as it's longer and will suit the room better, plus, if the layout is like this, then you have the room for it. Here's a link to all those in that size from Victorian Plumbing, so depends what your style is. Victorian Plumbing. They sell loads, so i'm sure you'll be able to find one that will suit. One thing to watch out for is the size of the basin and toilet. You will be better off with a short projection toilet and don't come out too far with the basin either as the space to exit out of the bath will be lessened. Regards to flooring, tiles etc, that's personal choice. What style do you like, what colours do you like, and most importantly what is your budget for the project?

I think you could try the TV where you've suggested but I wonder if you've ever had your living room and dining room swapped over? I know some people don't like entering straight into the living room but it does seem a little larger from the floor plan and you could create a hallway effect by having a console table/shelf, mirror/ coat stand etc by the doorway (maybe items you already have or can pick up on FB marketplace very cheaply) . It would then mean your dining space is more connected to the kitchen. Although it looks like you currently use the space as a home office as, well, sometimes it can appear like a large hallway/corridor rather than reception room in its own right as you use it to walk through to the rest of the house. If you have trouble visualising your outside space as a nice seating area some buyers will too. I've attached some photos for inspiration. Some are obviously staged and they must have to put a lot of thecstuff away at night but you get the idea of how seating, soft furnishings and greenery can make the space much more attractive. Some of hard landscaping on these pictures aren't very nice but they eye is detracted from them with the other stuff going on.
